The Desert Color community is a 3,350-acre master-planned neighborhood located south of St. George, Utah, built around a resort-style lifestyle and smart water conservation. At the center of this water-wise development sits a 2.5-acre lagoon with over a half-mile of white-sand beaches. This creates a private waterfront retreat in the middle of the red-rock desert. As Utah's first Localscapes-certified community, the neighborhood uses secondary water and xeriscaping to reduce drinking water use by about 40 percent. This smart neighborhood features homes and townhomes from top builders, located just ten minutes from downtown St. George and the local airport. Families can enjoy top amenities like pools, parks, pickleball courts, and trails, making it a premier choice for those seeking a lively, multi-generational gathering place.
Explore how co-ownership works in the Desert Color community
If you are planning to buy one of the premier St. George luxury vacation homes or relocate, understanding this master-planned development is key. To see if this neighborhood fits your lifestyle, we first explore: What Is the Desert Color Community, and Where Is It Located in St. George? To understand the exact location, the path begins with.
The Desert Color community is a new, master-planned neighborhood located south of downtown St. George, Utah. This massive project covers 3,500 acres of land. The land was once managed by the Utah School and Institutional Lands Trust Administration, which is also known as SITLA. Today, the area is being built to blend modern homes with green outdoor spaces.
SITLA chose to develop this parcel to help fund public schools and other key state groups. In 2015, they teamed up with GWC Capital to start this huge project. The goal was to build a place that meets high design rules while saving local resources. It gives families a chance to own a home in a neat, well-planned area.
This partnership with the state helps make sure that the land is used in a smart way. Money from the project goes to fund schools and other state needs. By working together, the state and the builders can plan for the future. They can design streets, parks, and trails that will last for many years.
This neighborhood has a great spot in the southern part of St. George. It sits just east of Interstate 15 and the Southern Parkway. Because of this, you can drive to the St. George Regional Airport in about ten minutes. Getting to downtown shops, local restaurants, and area parks is also just a ten-minute drive.
The site makes a great base for exploring the red rocks of Southern Utah. You can easily plan day trips to famous state and national parks from here. If you want to see other great neighborhoods, you can look at St. George neighborhoods to see what the region has to offer. This prime spot lets you enjoy both city life and wild nature.
The plan for this community goes far beyond just building houses. It aims to create a true town hub with a mix of uses. The master plan includes plans for future shopping, dining, and business areas. This means residents will not have to drive far to run errands and enjoy local life.
The community center of gravity is not a standard golf course. Instead, the layout centers on a large water lagoon and resort amenities. This choice shows how the community blends fun with green design. It gives the area a resort feel where you can play, swim, and relax right outside your door.
Families of all sizes can find a home style that fits their goals. There are cozy townhomes, classic family homes, and grand custom builds here. You can find a beautiful modern lagoon home in Desert Color that gives you a perfect place to gather. Co-owning a home here lets you build memories with your loved ones in a stunning desert setting.
At the heart of the modern lagoon home in Desert Color lifestyle is The Shores Resort lagoon. This 2.5-acre oasis of clear blue water features a half-mile of white-sand beach where families can play. The center reaches depths of 8.5 feet, allowing for many fun sports. Building this lagoon instead of a standard golf course shows a smart way to save water.
The lagoon is filled with brackish water from an on-site well. Since this water is not fit to drink, it makes a perfect swim lake while saving drinking water. It serves as a clear model of putting low-quality water to a good use. You can read about this plan on the Utah State University case study page.

Next to the lagoon is the Colcada Springs Pool and Park. This spot is open daily from 10 a.m. to 10 p.m. for residents and guests. It features a large pool with many lounge chairs, shade awnings, and two hot tubs to help you relax. A cozy outdoor fireplace and green lawn areas make this a perfect place for family gatherings.
The active lifestyle in the desert color community goes far beyond the water. For example, the neighborhood has great pickleball courts and linked trails that connect the entire area. There are also plans for local shops and dining spots. This means you will soon have dining and retail choices just steps from your front door.

Building a major neighborhood in Southern Utah needs a smart plan for water. The desert color community is Utah's first certified Localscapes development. This certification means the neighborhood uses water-wise landscaping from the ground up. Instead of planting vast lawns that waste resources, the builders use xeriscaping throughout the property.
These design rules help residents save water without losing beauty. The landscape plans use three main ideas:
A key part of this water-saving design is a separate pipe system. This secondary water system carries non-potable water for irrigation and outdoor use. By using this system, the neighborhood avoids wasting clean drinking water on grass and plants.
Because of this secondary water setup, the neighborhood achieves huge savings. Academic research from the Utah State University Growing Water Smart study shows the results. The community uses about 40% less culinary water than other developments in Washington County.
Many resort communities in Southern Utah often build large golf courses. These green spaces look nice but need vast amounts of fresh water to stay green. The planners of this community chose a different path to create a center of gravity for residents.
Instead of a golf course, they built a 2.5-acre lagoon. This sparkling pool serves as the centerpiece of the community. It gives families a place to swim, paddleboard, and relax on sandy shores. If you own a modern lagoon home in Desert Color, this beach lifestyle is just steps from your door.
Filling a huge pool in a dry state might sound wasteful, but the water source is highly sustainable. The lagoon is fed by an on-site well that draws brackish water. This water is salty and not fit for people to drink, so it cannot be used for homes or crops.
By using this poor-quality water, the neighborhood shows how to turn a poor resource into a major benefit. It keeps the lagoon full without putting any strain on local drinking water supplies. This project serves as a model for future desert building.
The Desert Color Community Association manages this master-planned neighborhood. It runs daily operations, common spaces, and neighborhood rules. The group works to keep the community lovely and clean. By keeping these high standards, the association protects home values over time.
The association enforces strict design rules to save water. These guidelines are highlighted by Utah State University research on local water-smart projects. This means residents use smart landscaping that does well in the dry climate. The rules also cover home painting, changes, and outdoor structures. These standards make sure that all homes blend well with the natural red rock views.
Living in the Desert Color community comes with a monthly cost. The current HOA fees are about $85 each month. This amount is a rough estimate. You should check with the association to find current rates, as they can change over time. These fees help pay for the high-end features that make the community a top place to live.
The monthly fees cover several key services that simplify homeownership:
One of the biggest perks of these fees is access to resort-style pools and parks. Your monthly fee opens the door to fun near your modern lagoon home in Desert Color. The center of the community features a large swimming area, parks, and sport courts. The association maintains these spaces year-round. This setup makes sure that families can gather and play in clean, safe spaces whenever they visit.
Because the association handles common areas, you do not have to worry about pool upkeep or trail repair. They handle all the heavy lifting for you. This turnkey setup is perfect for second-home buyers and families who want a stress-free escape. You can simply arrive, unwind, and focus on making memories with your favorite people in Southern Utah.
Finding the right spot for a family trip can be hard when everyone wants something different. Kids want pools and water play, while adults want space to relax. The desert color community stands out among other St. George neighborhoods because it solves this problem. It blends resort-style fun with the comfort of a master-planned neighborhood.
At the heart of the community sits a large lagoon with white-sand beaches where kids can build sandcastles. Families can swim, paddleboard, or kayak in the clear water. A recent case study on the community shows that these resort features work together to support a fun lifestyle for everyone. The lagoon acts as a great social center for neighbors to meet and talk.
Beside the lagoon, Colcada Springs Pool provides even more space for family fun. Kids love the large swimming pool and splash pad, while parents can unwind in the hot tubs. There are also shaded spots and grassy hills that are perfect for a picnic. Whether you want to play a game of pickleball or walk along the paved trails, the neighborhood makes it easy to stay active.
The location is another big reason why families love this neighborhood. It sits right off the Southern Parkway, so you can reach downtown St. George or the airport in ten minutes. This quick drive is helpful when you travel with kids. It cuts down on long car rides and helps you start your fun sooner.
From here, you are also close to world-famous parks. You can take day trips to Zion National Park or Snow Canyon State Park to hike and explore the red rocks. When the day is done, you can head back to a cozy place to rest. Staying in a modern lagoon home in Desert Color gives you the space and luxury you need to recharge.
Many families look for homes that can fit grandparents, parents, and kids under one roof. The desert color community is designed for just that. The homes feature large kitchens, open living rooms, and plenty of bedrooms. This makes it easy for grandparents, parents, and kids to gather and share meals while enjoying their own space.
Buying a large vacation home can be a big step, which is why some families choose to explore the path of shared ownership. This approach lets you own a share of a lovely home without the stress of full-time care. You get a managed home base that is always clean and ready. This allows you to focus on making memories with the people you love.

No, the 2.5-acre lagoon is a private spot just for residents and resort guests. You must have a resident keycard to access the sandy beaches and water. The monthly HOA fees in Desert Color are about $85, though the exact cost depends on your neighborhood and home type. Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
