Insurance is easy to overlook when a vacation home purchase centers on bedrooms, views, and family time. In a fractional arrangement, however, the policy also has to fit the ownership structure, the property's use, and the responsibilities shared by multiple owners. Before you sign, ask who holds the policy, who is named on it, what the master policy covers, and which costs or exclusions remain your responsibility.
Reviewing fractional ownership insurance requirements before buying helps you confirm that coverage aligns with the property-specific LLC, guest use, liability exposure, and your ownership documents. Fraxioned properties use professional management, and annual ownership dues include insurance premiums, but buyers should still review the actual arrangements with qualified legal and insurance professionals.
A clear checklist can also show how insurance fits into the broader ownership experience, alongside scheduling, maintenance, and operating costs. Start by examining the policy structure and the questions your purchase documents should answer.
Insurance due diligence should be part of your purchase review, not an assumption you leave to closing. Ask for the policy summary, confirm who is responsible for each protection, and have your attorney or insurance professional explain anything you do not understand. The following checklist can help you evaluate the coverage before you commit to a share.
Ask whether the ownership group maintains one master property policy and request evidence that it covers the home at an appropriate replacement value. The policy should address the physical property and its major systems, rather than leaving co-owners to coordinate separate coverage for the same building. Ask when the replacement value was last reviewed and how coverage is updated after substantial improvements.
Review the declarations page to confirm the policy is held in the name of the LLC or other ownership entity that owns the property. When a co-ownership group forms an LLC, the insurance should be in the LLC's name, and the LLC should pay premiums and make claims, according to this co-ownership insurance guidance from Plum. This alignment helps ensure the policy reflects the legal structure you are buying into.
Ask whether all owners are listed on the policy or otherwise covered as insureds, additional insureds, or members of the named ownership entity. If there is no LLC structure, confirm that every co-owner is listed individually. Do not rely on a verbal assurance. Ask for the relevant endorsement or written explanation so you understand who can receive protection and who can participate in a claim.
Ask your legal adviser to explain how the property-specific LLC separates the property from an owner's personal assets and what limitations or exceptions apply. An LLC structure can reduce individual owners' legal liability, but it is not a substitute for adequate insurance or a guarantee against every claim. Fraxioned uses property-specific LLCs as part of its ownership structure and encourages buyers to review the details with qualified professionals.
Check the deductible for property damage and any separate deductibles for events such as wind, water, or other covered losses. Decide whether the amount is reasonable in relation to the owners' expected obligations and reserve funds. Also confirm that liability coverage applies to shared spaces, exterior areas, amenities, and other common property where guests and co-owners may be present.
Professional management can simplify this process. Companies such as Fraxioned coordinate insurance as part of managing the home, while owners can still request policy information and ask independent advisers to review it. Confirm what the annual ownership dues include, including insurance premiums, and document any unanswered questions before purchasing.
A master property insurance policy is designed to protect the shared vacation home and the ownership structure, rather than replace every owner's personal insurance. For a fractional vacation property, that usually means coverage is arranged around the home as a whole, with the managing entity coordinating the policy and its requirements.
The property portion of the master policy generally addresses the building and its major shared components. Depending on the policy terms, that can include the home itself, the roof, permanently installed systems, and shared fixtures or furnishings. The purpose is to help protect the physical asset that all owners use, subject to deductibles, exclusions, limits, and the specific cause of loss covered by the policy.
In Florida, the law requires a managing entity to use due diligence to obtain adequate casualty insurance for the accommodations and facilities it manages. That requirement is part of the broader Florida fractional ownership insurance requirements buyers should understand before closing. The statute does not mean every property has identical coverage, so buyers should still ask what the policy includes and where exclusions apply.
| Coverage Type | Master Policy | Individual Owner's Responsibility |
|---|---|---|
| Property structure & shared fixtures | Covered | Not needed |
| General liability (common areas) | Covered | Consider umbrella for extra limits |
| Personal belongings during stay | Not covered | Verify with your homeowners or renters policy |
| Loss of use / alternative lodging | Varies by policy | Ask about exclusions before buying |
A master policy typically also includes general liability coverage for risks connected with the property. This may address claims involving a guest injury or an incident in a shared area, such as a walkway, pool area, or other part of the home. Coverage is governed by the policy, not by a general assumption that every accident is covered. And owners should review the limits and exclusions with a qualified insurance professional.
The master policy typically does not cover an owner's personal belongings. Clothing, electronics, luggage, and other items brought to the home may require separate coverage. A standard homeowners policy also usually insures one owner's primary residence and personal household risks. While a master policy is structured for a shared vacation property and its common liability exposure. The two serve different purposes.
For Fraxioned owners, professional management maintains adequate insurance as part of its service, and insurance premiums are included in annual ownership dues. That simplifies coordination, but it does not remove the need to understand the policy, ask about owner responsibilities, and obtain personal advice when appropriate. Fraxioned provides an ownership structure and management service, not legal or insurance advice.
Professional management turns shared insurance from a coordination problem into a managed part of ownership. Fraxioned properties are held in property-specific LLCs, and the LLC holds the master policy for the home. This structure helps separate property liabilities from each owner's personal assets, while giving the ownership group one clear entity responsible for coverage and claims.
Without a professional manager, co-owners may need to decide what coverage the property requires, compare policies, track renewal dates, and determine who will report a claim. A missed renewal or unclear division of responsibility can create unnecessary risk. Under Fraxioned's model, the property-specific LLC maintains the policy rather than asking each owner to source a separate policy for the shared home.
The manager also coordinates the practical work that keeps coverage current. That includes monitoring renewals, supporting the claims process, and maintaining adequate insurance coverage alongside required reserve funds. Owners can focus on using the home and coordinating their stays instead of managing an insurance calendar with several other households.
Insurance premiums are included in annual ownership dues. This makes a significant recurring property expense easier to identify and plan for, rather than leaving owners to divide invoices or absorb unexpected administrative work. Annual dues also support other operating needs, such as management, maintenance, utilities, property taxes, and repairs. For a broader explanation of the structure behind the experience, see Fraxioned's ownership model.
In a self-managed arrangement, the owners must agree on coverage, contribute funds on time, communicate with the insurer, and respond to claims together. They may also need professional legal and insurance guidance to confirm that the ownership structure and policy work as intended. Professional management does not eliminate the need for owners to review their documents or ask questions, but it removes much of the coordination burden.
These details are educational, not legal or insurance advice. Prospective owners should consult qualified professionals about their own circumstances and review the policy, LLC documents, exclusions, deductibles, and claims process before purchasing a share.
The master policy is designed to protect the shared property, its structure, and common liability exposures. It does not necessarily replace the personal insurance you would carry for belongings or risks connected to your own stay. Understanding that distinction is an important part of evaluating fractional ownership insurance requirements.
Clothing, laptops, cameras, bicycles, golf clubs, and other personal items you bring to the home are generally your responsibility. Ask your insurance professional whether your existing homeowners or renters policy extends to personal property while you are staying at a vacation home. Coverage can depend on the policy language, where the property is located, deductibles, exclusions, and limits for higher-value items.
If you regularly bring specialized sports equipment, jewelry, or electronics, make a written inventory before your first stay. Confirm whether those items need scheduled coverage or separate limits. The goal is not to duplicate the master policy, but to close the gap between protection for the home and protection for what you bring into it.
An umbrella policy can provide another layer of personal liability protection above the limits of underlying home, auto, or other policies. It may be worth discussing if you have significant personal assets, host family gatherings, or want broader protection while using the property. Ask whether the insurer covers your use of a fractional vacation home and whether the ownership structure or master policy creates any coordination requirements.
Loss-of-use coverage may help with additional living expenses when an insured property cannot be used after a covered event. Whether it applies to a fractional vacation home, your scheduled use, or alternative lodging depends entirely on the policy. Ask specifically before assuming it will reimburse canceled plans, relocation, or other costs.
Fraxioned's annual ownership dues cover property-level expenses, including insurance premiums, but individual personal-property coverage remains the owner's responsibility. Review the insurance component alongside the rest of your co-ownership operating costs. Before purchasing, request the master-policy summary, compare it with your current coverage, and have an independent insurance professional identify exclusions or gaps. Fraxioned can explain its management and ownership structure, but it does not provide legal or insurance advice.
That depends on the ownership structure. When the ownership group uses a property-specific LLC, the policy should generally be issued in the LLC's name, with claims handled by the LLC. Ask to review the governing documents and policy declarations so you understand how your ownership interest is represented. Fraxioned uses property-specific LLCs, but buyers should confirm the exact arrangement for the home they are considering.
Do not assume that a shared property policy covers every personal or use-related risk. Ask the manager or insurance professional what the policy covers, what exclusions and deductibles apply, and whether guest stays, staff access, furnishings, and personal belongings are treated differently. Coverage should match the property's actual use, and your own advisor can explain whether separate personal insurance is appropriate.
For Fraxioned properties, insurance premiums are included among the costs covered by annual ownership dues, alongside property taxes, maintenance, repairs, utilities, and management. Request the current dues breakdown and ask how premium changes, deductibles, claims, and reserve funding are handled. Costs and policy terms can vary by property, so avoid relying on a general estimate.
Request the certificate or declarations page, coverage limits, deductibles, exclusions, renewal information, claims history if available, and the agreement describing who is responsible for premiums and claims. Also confirm that professional management maintains adequate coverage and reserve funds. These documents can help you compare the ownership structure with the differences between fractional ownership and timeshares, but they are not a substitute for legal or insurance advice.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
