Southern Utah turns a vacation into a change of pace: red-rock scenery, warm desert light, and a resort community designed for time outdoors. In the Ivins and St. George region, Black Desert Resort brings that setting together with a golf-centered experience and room for families to reconnect.
Black Desert Resort St George is a distinctive Southern Utah destination framed by vermilion cliffs and the landscape near Snow Canyon State Park. Its conservation-focused design and resort amenities make it appealing for travelers who want more than a place to sleep. And for families considering deeded co-ownership as a way to return regularly.
The appeal begins with the setting itself, where the desert environment shapes the architecture, recreation, and rhythm of a stay. Here is what makes Black Desert stand out, from its landscape and design to the experiences that give the resort its character.
Black Desert Resort stands out because its hospitality experience is inseparable from the landscape around it. The resort combines a dramatic Southern Utah setting with design choices that respond to the desert. Creating a destination that feels rooted in place rather than simply built on it.
Located in the Ivins and St. George region of Southern Utah, Black Desert is framed by towering vermilion cliffs and ancient lava fields. Those natural features give the resort an immediate sense of identity. Instead of treating the surrounding terrain as background scenery, the setting becomes part of the experience. From the views across the property to the character of the golf and outdoor spaces.
That setting also places Black Desert within a broader St. George corridor known for golf, warm-weather recreation, and access to Southern Utah's distinctive landscapes. Snow Canyon State Park is nearby, offering red rock vistas and another way to experience the geology that defines the area. For families, the appeal is practical as well as visual: a visit can be shaped around time together outdoors, relaxed resort days, or a mix of both.

Black Desert's approach is also notable for its conservation-focused hospitality design. As reported by Utah Business, the project challenges conventional resort development by making conservation part of the design conversation. That matters in a desert environment, where the relationship between a built destination and its natural surroundings deserves careful consideration.
The result is a resort concept that aims to deliver comfort and memorable experiences without losing sight of the landscape that makes the location special. It is a meaningful distinction for guests who want a polished getaway while still feeling connected to Southern Utah's character.
The project has earned recognition for more than its scenery. The Associated General Contractors of Utah honored Black Desert Resort as its Project of the Year, highlighting the vision and collaboration behind the development. The AGC of Utah recognition reinforces that Black Desert is significant not only as a resort destination, but also as a complex project shaped by ambitious planning and execution.
Together, the landscape, conservation-minded design, and industry recognition explain why Black Desert feels different from a generic vacation property. It offers families a distinctive place to return to, with the scenery and sense of place doing as much of the work as the amenities.
Black Desert Resort brings a distinctive golf-and-outdoor lifestyle to Ivins, Utah, about eight miles northwest of St. George. Its location pairs easy access to the greater St. George area with a dramatic Southern Utah setting, making the community especially appealing for families who want a memorable gathering place rather than a generic vacation address.
The resort's address is 1500 E Black Desert Dr, Ivins, UT 84738. Ivins sits within the St. George region, where vermilion cliffs, dark lava fields, and broad desert skies shape the experience from the moment you arrive. The landscape is not simply scenery beyond the property. It creates the backdrop for morning walks, relaxed afternoons outdoors, and evenings spent together after a day on the course or exploring nearby communities.
One of the area's defining advantages is its proximity to Snow Canyon State Park. Located just outside St. George, the park is known for spectacular red-rock vistas and gives visitors a direct way to experience the area's volcanic and desert terrain. Depending on the season and the family's energy level, a Southern Utah day can include a scenic drive. A hike through the canyon, or an unhurried picnic surrounded by the region's characteristic cliffs. Visit Utah's guide to Snow Canyon State Park offers additional details for planning time there.
Golf adds another layer to the lifestyle. St. George is recognized by Golf.com as a rich golf mecca, with a concentration of courses that attracts players looking for variety, sunshine, and a change of pace. Black Desert makes that appeal feel more complete by placing the golf experience within a resort community, rather than treating the course as an isolated activity.
That combination matters for a vacation home. A resort community of this caliber can give owners a reliable setting for multi-generational trips and milestone weekends. Instead of coordinating every stay around a hotel room or maintaining a full second home alone, families can explore how co-ownership works. Deeded access to a professionally managed vacation home can fit the way they want to use Southern Utah.
Summary: Black Desert pairs a visually distinctive golf course with the competitive credentials of a major championship venue. For families considering a longer-term connection to the community, the course can also become part of a repeatable Southern Utah tradition rather than a one-time golf trip.
Designed by Tom Weiskopf as his 73rd and final course and completed by Phil Smith, the 18-hole layout opened in 2023. Its par-72 design stretches to 7,500 yards from the tips and offers a more approachable 5,400-yard forward setup. The routing moves through ancient black lava fields beneath Southern Utah's vermilion cliffs, so the setting is part of the experience before the first tee shot is played.
The design asks for more than distance. Six holes include water, two par 4s are drivable for players willing to take on the risk, and a par 5 winds through black lava. Those features create different ways to play the course, whether the goal is to test a low handicap. Enjoy a relaxed round with relatives, or introduce a newer golfer to a memorable landscape. Course details and the resort's golf profile are documented by St. George Utah Golf.
Black Desert was the first Utah course to host a PGA TOUR FedEx Cup event, the Black Desert Championship, in 2024. It also hosted an LPGA Championship in 2025. The course's early recognition includes #1 Golf Course in Utah and #32 among the Top 100 courses in the United States from Golfweek in 2024. Along with #2 Best New Course from Golf Digest that year. These distinctions do not replace the value of the setting, but they help explain why the resort has become a significant golf destination in St. George.
| Staying at the resort | Co-owning a home at Black Desert |
|---|---|
| Plan each visit around availability, repeat bookings, and the lodging cost of another resort stay. | Hold deeded equity in a furnished home, with usage rights and priority access designed for recurring visits. |
| Works well for a one-time trip or an occasional golf-focused vacation. | Creates a year-round family gathering place where golf can be one part of a broader Southern Utah tradition. |
| Keep the flexibility of choosing a new destination for each vacation. | Return to a familiar home base for rounds, meals, outdoor days, and time with favorite people. |
For some families, the appeal of Black Desert Resort St George is not simply playing a highly regarded course. It is having a place where a morning round can lead into an afternoon at the spa, a shared meal, or stories around the table. That distinction matters when comparing a resort booking with a co-owned vacation home. The right choice depends on how often your family expects to return and whether a consistent gathering place fits the way you want to travel.
Summary: Black Desert Resort extends the Southern Utah experience beyond its golf course, with resort amenities for relaxed days on property and dramatic outdoor destinations nearby. That combination gives families room to shape each visit around wellness, recreation, dining, or time together outside.
A stay at Black Desert can be as active or unhurried as the group prefers. The resort is planned as a full hospitality destination, with roughly 800 rooms, dining options, and a 15,000-square-foot spa. Those amenities make it easier to build a long weekend around more than tee times: one person can book a spa treatment while others meet for a meal. Spend the afternoon by the pool, or simply enjoy an easier pace together. The resort's conservation-focused hospitality approach also reflects the character of the surrounding desert landscape. Pickleball is a notable part of the resort's recreational offering. Black Desert describes its facility as a world-class pickleball destination in Southern Utah, with 21 state-of-the-art courts. That scale gives experienced players a serious place to compete while leaving room for casual games between family members. Black Desert Resort's official site provides the current overview of its amenities and programming.
Dining adds another layer to the experience. Rather than planning every meal around a drive into town, guests can make time for a relaxed breakfast, an evening meal, or a gathering after a day outdoors. Availability, restaurants, and opening details can change, so families should confirm current offerings when planning a visit.
The resort also works as a base for exploring the broader St. George area. Snow Canyon State Park, just outside St. George, is known for spectacular red rock views and creates an easy complement to a resort day. Visit Utah's guide to Snow Canyon State Park is a useful starting point for planning trails and activities.
For water-based recreation and open-air adventure, Sand Hollow State Park is known for its reservoir and outdoor activities. Red Cliffs National Conservation Area offers another way to experience protected desert landscapes near St. George. Zion National Park is another major draw within reach of the resort, especially for families planning a longer Southern Utah itinerary.

A resort visit can create a memorable escape, but returning often requires coordinating availability. Paying the full cost of each stay, and starting the planning process again every time. A deeded co-ownership home creates a more consistent home base in the Ivins and St. George region, close to the red-rock landscapes and outdoor experiences that make Southern Utah worth revisiting.
The goal is not simply to visit Black Desert Resort more often. It is to make the destination part of your family's rhythm. Whether that means a long weekend with grandparents, a school-break gathering, or an annual reunion that everyone can anticipate.
Deeded co-ownership means you hold a real equity interest in a specific, fully furnished vacation home, rather than purchasing access to a rotating accommodation program. At Black Desert Resort, Fraxioned structures ownership around a limited share of the home. Giving families a recurring place to gather in Southern Utah while avoiding the cost and responsibility of owning an entire luxury property.
Fraxioned shares typically range from 1/8 to 1/13 of a home. The precise share, property terms, usage allocation, and costs depend on the home and ownership offering. So prospective owners should review those details for the residence they are considering. The central distinction is that the purchase represents deeded equity and defined usage rights, not simply the right to book a room when availability allows.
Owners use a scheduling system to reserve their allotted time, with the operating rules designed to balance advance planning, seasonal demand, and fair access among co-owners. That structure can make a resort home practical for family traditions, long weekends, and multi-generational trips without requiring one household to carry the property year-round.
Fraxioned provides professional, turnkey management so owners do not have to coordinate the ordinary work of a second home from a distance. Depending on the property's service plan, management responsibilities can include maintenance, housekeeping, and concierge support. The goal is a home that is prepared for arrival and cared for between visits, not another project competing with family time.
Owners should also expect ongoing costs. Annual dues support the operation and care of the home and should be understood as an operating cost, not presented as a guaranteed return. The amount and included services are property-specific. Asking for a clear breakdown of dues, reserves, scheduling rules, furnishing standards, and any other recurring charges is an important part of evaluating the benefits of shared ownership.
The primary value is use: a professionally managed place for people you care about, in a setting that makes returning easy. In the Collective model, owners may be able to rent unused nights. But rental activity is intended to help offset operating costs rather than function as a passive-income promise. The Exclusive model is reserved for owner use and does not include rentals.
For a fuller explanation of ownership structure, scheduling, and responsibilities, review how co-ownership works. The right question is not whether every visit can be reduced to a financial calculation. It is whether deeded access to a well-managed home at Black Desert Resort St George fits the way your family wants to spend time together.
Black Desert Resort is designed as a full resort community with on-site dining, but restaurants, menus, and service hours can change by season. Check the resort's current dining information before your visit, especially if your family is planning a special meal or needs reservations.
The cost of a stay depends on the property, dates, length of visit, and availability. A nightly resort booking and a deeded co-ownership share are different ways to access the destination. So compare the total commitment, usage rights, scheduling, and management details rather than treating them as equivalent prices.
Fraxioned co-ownership gives participating owners deeded equity in a fully furnished vacation home. Shares commonly range from 1/8 to 1/13, with usage coordinated among the owners and professional management handling the home's day-to-day care. This structure is ownership, not a timeshare.
The setting combines a resort lifestyle with Southern Utah's red-rock landscape, near Snow Canyon State Park. Its golf course was designed by Tom Weiskopf, and the community also offers amenities such as dining, a spa, and 21 pickleball courts. That mix gives families options for both time together and separate activities.
Black Desert Resort offers more than a memorable St. George getaway. Its dramatic setting and range of experiences can give your family a place to return to, reconnect, and create traditions across generations. Fraxioned co-ownership is designed for families who want the benefits of a professionally managed vacation home without taking on the full burden of sole ownership. Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
