Think of your vacation home as a stage set for creating lifelong memories. For the scene to be perfect every time you arrive, a dedicated crew has to work tirelessly behind the curtains. This backstage crew is your luxury vacation home management team. Their job is to ensure the lights are on, the property is pristine, and everything is in its place, so you can focus on the main event: enjoying your time. This service is the invisible engine that powers a seamless ownership experience, handling everything from routine upkeep to preparing for guest arrivals, allowing you to simply show up and start relaxing.
Think of a luxury vacation home management company as your dedicated partner in caring for your property. Their main job is to handle all the operational details, big and small, so you don't have to. This allows you to simply arrive and enjoy your home, knowing everything is taken care of. From routine upkeep to preparing for guest arrivals, these professionals ensure your property remains a relaxing retreat.
For co-owners, a management company provides a streamlined way to handle shared responsibilities. Instead of coordinating maintenance schedules or splitting bills among yourselves, the management team handles it all. They act as a central point of contact, ensuring the property is consistently maintained to a high standard for every owner. This professional oversight helps preserve the home's value and makes the ownership experience truly seamless and enjoyable.
A management company’s role is comprehensive. They are responsible for the complete day-to-day running of your vacation home. This includes scheduling preventative maintenance, addressing any repairs, managing landscapers, and handling all vendor relationships. If you choose to rent out your unused time to offset costs, they will also manage bookings, screen guests, and collect payments. Essentially, they take on the entire workload of property ownership, leaving you with the simple pleasure of using your home. Their goal is to provide a stress-free experience for you and any guests who stay there.
Top-tier management companies treat your property as if it were their own. They create and follow a strict schedule for maintenance and deep cleaning to keep the home in pristine condition. This proactive approach means they often fix small issues before they become large problems. A dedicated team will manage everything from paying utility bills to ensuring the hot tub is sparkling clean upon your arrival. This consistent, professional care not only provides peace of mind but also helps maintain your property’s value over the long term, protecting the home for years of future memories.
When you’re not using the home, a management company can help create an exceptional stay for guests. This goes far beyond just handing over the keys. They focus on crafting a memorable experience by ensuring every detail is perfect, from a spotless welcome to providing 24/7 support for any questions or needs that arise during their stay. A smooth, positive guest experience often leads to glowing reviews and repeat visitors, which helps keep the booking calendar full. This ensures that when you decide to rent out your time, it’s handled professionally and thoughtfully.
When you co-own a vacation home, the goal is to show up and relax, not to manage a second property. A great management company makes that possible by handling all the behind-the-scenes work. Their services are what transform ownership from a responsibility into a pure joy. From keeping the property in perfect condition to handling guest inquiries, these are the core services that ensure a seamless, hands-off experience. When you’re evaluating your options, look for a team that offers comprehensive support across a few key areas. This ensures every detail is covered, so you can focus on making memories. With the right management in place, you can have peace of mind knowing your beautiful home is always ready for you or your guests to enjoy.
One of the biggest perks of managed co-ownership is waving goodbye to home maintenance. A top-tier management service handles everything from routine inspections to emergency repairs. This includes landscaping, pool care, appliance checks, and addressing any wear and tear. Ensuring a property is well-maintained is one of the primary challenges for vacation homeowners, but a proactive management team doesn't just fix things when they break; they perform preventative upkeep to keep your home in pristine condition year-round. This protects the value of your property and ensures every stay feels like the first.
A luxury home demands a higher standard of cleanliness, and a professional management service delivers just that. This goes far beyond a standard cleaning service. After every stay, a dedicated team should perform a thorough, hotel-quality cleaning and sanitization. They also handle restocking essentials like toiletries, linens, and kitchen supplies, so the home is always perfectly prepared for the next arrival. Many services also schedule seasonal deep cleanings to keep everything feeling fresh. This meticulous attention to detail is what creates a consistently welcoming and comfortable environment for you and any guests who use the property.
Clear and timely communication is the backbone of a great experience. A management company acts as the primary point of contact for anyone staying at the property. They handle all inquiries, from booking questions to requests during a stay, like asking for the Wi-Fi password or troubleshooting the hot tub. This service is invaluable, as it saves you from being on call 24/7. Effective guest communication is essential for ensuring satisfaction and encouraging guests to treat your home with respect. It provides a professional touch that makes every stay smooth and enjoyable for everyone involved.
When you’re not using your vacation home, renting it out is a great way to offset ownership costs. A management company can handle the entire process for you. This includes professional photography, writing compelling property descriptions, and listing your home on the right platforms. The goal of luxury vacation rental marketing is to attract responsible guests who will appreciate and care for your property. The management team also manages the booking calendar, vets potential renters, and handles all reservation logistics, ensuring a steady stream of bookings to help cover your operating expenses without you lifting a finger.
Transparency is crucial when it comes to the finances of your property. A good management company provides clear and regular financial reports that break down all the details. These statements should outline the rental income generated, occupancy rates, and a detailed list of expenses, such as cleaning fees, maintenance costs, and management fees. This allows you to easily see how your property is performing and how rental revenue is offsetting your costs. Tracking these metrics isn’t about chasing profits; it’s about giving you a straightforward overview of the financial health of your property and providing complete peace of mind.
When you decide to rent out your vacation home to help cover operating costs, you’ll likely work with a property management company. Understanding their fees is key to making sure your ownership experience remains stress-free and financially sound. Management costs can seem complicated, but they generally follow a few standard structures. Knowing what to expect helps you find a partner who offers real value and transparency, letting you focus on what matters most: enjoying your home.
Most management companies charge a fee based on a percentage of the rental income your property generates. This fee typically falls between 10% and 50%. The exact percentage often depends on the location of your home, its size, and the scope of services included. A full-service plan that covers everything from marketing to maintenance will naturally be at the higher end of the spectrum. This model is popular because it aligns the management company's success with yours—they make more when your home is booked more often.
While a percentage-based fee is the most common, you might encounter other pricing models. Some companies offer a flat-fee structure, where you pay a set amount each month regardless of rental income. This can be a predictable option, but it may not incentivize the company to maximize your bookings. Another, much rarer, model is guaranteed income, where a company pays you a fixed amount and keeps any revenue above that. When you explore co-ownership, it's important to understand how management fees are handled, as the goal is typically to offset costs rather than generate profit.
The sticker price isn't always the final price. It’s essential to ask what’s included in the primary management fee and what isn’t. Often, services like professional cleaning between guest stays, restocking essentials like soap and paper towels, handling unexpected repairs, and even credit card processing fees are billed separately. A great management partner will be upfront about these additional costs from the start. Don’t be afraid to ask for a complete list of potential charges so you have a clear picture of your total expenses.
To make sure you’re getting good value, focus on transparency. A trustworthy management company should provide a clear, itemized breakdown of all their services and associated fees. Ask for a sample statement to see how they report income and expenses. The best partners use technology to keep you informed, offering an owner portal where you can view bookings, maintenance requests, and financial reports in real-time. Ultimately, the right company provides peace of mind, knowing your home is being cared for properly and that the financial side is managed with complete clarity.
Behind every seamless vacation experience is a suite of powerful technology working to keep things running smoothly. For luxury properties, this is especially true. The right tech stack simplifies everything from booking and pricing to maintenance and security, ensuring your home is perfectly managed whether you’re there or not. As an owner, you don’t need to be a tech wizard to reap the benefits. A great management partner handles the digital details, giving you a clear view of your property’s performance without any of the day-to-day complexities. This technology is the invisible engine that protects your home, optimizes its use, and makes every stay feel effortless for you and your guests. It’s a core part of modern, hands-off ownership.
Smart home technology is no longer a novelty; it’s a standard for luxury properties. These features offer convenience for guests and give you peace of mind. Think smart locks that generate unique codes for each guest, eliminating the need for physical keys and preventing unauthorized access after checkout. Smart thermostats and lighting systems can be controlled remotely, helping to manage energy costs and ensure the home is always at a comfortable temperature upon arrival. These thoughtful touches create a high-end, modern feel that guests appreciate, while also giving you practical tools to oversee your property from anywhere. Good management integrates this smart home technology to make the entire experience more secure and efficient.
The days of manually updating a booking calendar are long gone. Today’s management companies use sophisticated platforms to handle reservations and optimize your property’s rental income. These systems do more than just block off dates; they use data to set dynamic pricing based on seasonality, local events, and demand, helping to offset your ownership costs. This approach ensures your home is priced competitively to attract guests without leaving money on the table. For owners, these platforms provide transparent reporting, which you can often access through a dedicated portal like the myFRAX Portal. This gives you a clear picture of bookings and revenue without needing to analyze complex spreadsheets.
Keeping a luxury home in pristine condition requires proactive and organized maintenance. Technology plays a huge role here, with systems designed to track cleaning schedules, manage repairs, and coordinate with vendors. When a leaky faucet is reported or it’s time for routine landscaping, a maintenance tracking system logs the issue, assigns it to the right professional, and follows it through to completion. This ensures that nothing is overlooked and that your property is always guest-ready. By streamlining these tasks, technology helps maintain the high standards of your home and improves operational efficiency, protecting its long-term value and ensuring every stay is flawless.
Clear and timely communication is key to a five-star guest experience. Modern management relies on specialized tools to automate and streamline conversations with guests. From the moment a booking is confirmed, these systems can send automated messages with essential information, like check-in instructions, Wi-Fi passwords, and local recommendations. They also provide a central hub for guests to ask questions during their stay, ensuring a quick and professional response. This level of attentiveness makes guests feel cared for and supported without requiring you to be on call 24/7. It’s a simple way to build trust and encourage positive reviews, which are vital for attracting future bookings.
Your vacation home is a significant asset, and protecting it is a top priority. Technology offers robust solutions to keep your property safe and secure. This includes more than just a standard burglar alarm. Modern systems feature exterior security cameras, smart smoke and carbon monoxide detectors, and even noise monitoring devices that can discreetly alert the property manager to a potential party without infringing on guest privacy. These enhanced security measures can be monitored remotely, providing round-the-clock peace of mind. Knowing your home is protected by the latest technology allows you to relax and enjoy the benefits of ownership without worry.
Marketing your vacation home is about more than just getting bookings; it’s about attracting guests who will appreciate and care for the property just as you do. It’s about telling the story of your home and the experiences it offers. Successfully marketing a high-end rental requires crafting an experience that resonates with discerning travelers. A thoughtful approach ensures your property stands out and helps cover its operating costs, making your ownership experience even more seamless. The right strategy connects your home with the right people, turning it into a sought-after destination.
Your digital strategy is your roadmap for reaching potential guests. It starts with understanding what makes your property unique and who your ideal guest is. Are you targeting families looking for a summer getaway, couples seeking a romantic retreat, or groups on a ski trip? Once you know your audience, you can choose the right channels to reach them. An effective plan involves creating standout listings and using different marketing channels to share your home’s story. This focused approach helps you spend your time and resources wisely, ensuring your message reaches the people most likely to book a stay.
Where you list your property matters. High-net-worth travelers often browse curated luxury platforms where they expect to find exceptional homes. Listing your property on these specialized sites increases its visibility among qualified guests and enhances its reputation. A great management company will have established relationships with these platforms, giving your home access to a global audience. This partnership not only helps fill your calendar but also aligns your property with other world-class rentals, reinforcing its value and appeal. It’s a simple way to ensure your home is seen in the right places by the right people.
In the world of luxury rentals, photos are everything. They are the first impression guests will have of your home, and they need to be stunning. Professional photography is non-negotiable. It’s not just about showing the layout; it’s about capturing the feeling of being there. Think lifestyle shots: the morning sun streaming into the kitchen, a cozy fire in the evening, or the incredible view from the patio. These images help potential guests envision themselves making memories in your space. High-quality photos are the single most important tool for crafting an experience that attracts high-end travelers.
Setting the right price for your luxury rental is a balancing act. You want to attract quality guests while also offsetting your ownership costs. A strategic price isn't just a number pulled from thin air; it’s based on data. Consider factors like seasonality, local events, the unique amenities your home offers, and what similar properties are charging. The goal is to align your pricing with demand and the exclusivity of your home. This ensures you’re not leaving money on the table or pricing yourself out of the market. A well-planned pricing strategy is key to making your co-ownership financially sustainable and stress-free.
Every memorable home has a personality. Developing a brand for your property helps it stand out and connect with guests on an emotional level. Start by giving it a name that reflects its character—something more creative than "123 Main Street." Is it a "Mountain Modern Sanctuary" or a "Lakeside Family Lodge"? This brand identity should be woven through everything from your listing description and photos to the welcome book for guests. A strong brand makes your property more memorable and helps attract guests who are a perfect fit for the experience you offer, ensuring they have a wonderful stay.
Once you have a management company in place, how do you know they’re doing a great job? True success goes beyond a full booking calendar. It’s about knowing your home is meticulously cared for, that every guest has a wonderful experience, and that the operational side of things runs smoothly without any stress on your end. Great management means you can simply show up and enjoy your vacation home, confident that everything is being handled professionally.
To get a clear picture of your management team's performance, you’ll want to look at a few key areas. These include the physical condition of the property, feedback from guests, the professionalism of the staff, transparent financial reporting, and adherence to local rules. Keeping an eye on these elements will help you confirm you have the right partner caring for your home. A strong management company makes ownership feel effortless, which is the ultimate goal.
The most tangible measure of a management company's success is the condition of your home. When you arrive for your stay, it should feel pristine and welcoming every single time. This doesn’t happen by accident. It’s the result of a proactive maintenance plan and incredibly high cleaning standards. A great manager doesn’t wait for something to break; they perform regular inspections and preventative care to keep everything in perfect working order. From seasonal deep cleans to ensuring the Wi-Fi is always reliable, maintaining impeccable property standards is the foundation of a luxury experience and a core part of what a great co-ownership program provides.
Happy guests are a sign that your management team is getting things right. While you’ll primarily be enjoying the home yourself, the feedback from rental guests offers valuable insight into the property's experience. A good management company actively encourages and monitors reviews, using them to celebrate what’s working and quickly address any issues. Look for a team that is responsive to feedback and committed to creating a five-star stay for everyone. This focus on the guest experience not only protects your home’s reputation but also ensures it remains a cherished destination for years to come.
The people who care for your home—from the general manager to the cleaning and maintenance crews—are essential to its success. An exceptional management company invests in its team, providing thorough training and setting clear expectations for service and professionalism. The staff should be knowledgeable, courteous, and respectful of your property at all times. When the entire team operates with a shared commitment to quality, you can feel confident that your home is in good hands. This consistency in service is often what separates an average manager from a truly great one.
While your vacation home is for your enjoyment, understanding its financial performance is still important, especially when rentals are used to offset operating costs. A good management company offers complete transparency through clear and regular financial reports. You should have easy access to key metrics, such as the booking rate for available rental nights, the average nightly rate, and a detailed breakdown of all expenses. Many companies provide an owner portal, like the myFRAX Portal, where you can view this information anytime. This data helps you see how effectively your home’s costs are being managed.
One of the most valuable services a management company provides is handling the complex web of local regulations. Every vacation destination has its own rules regarding permits, taxes, and safety requirements. A top-tier manager is an expert in local compliance and takes care of all the necessary paperwork and administrative tasks to ensure your property operates legally. This protects you from potential fines and legal issues, offering true peace of mind. Since short-term rental laws can be intricate and subject to change, having a knowledgeable team on your side is a critical component of hassle-free ownership.
Finding the right management company is one of the most important decisions you'll make as a co-owner. This is the team you’re trusting to care for your home, manage guest experiences, and handle the day-to-day logistics that make ownership effortless. Think of it as choosing a business partner. You want a company that is professional, transparent, and aligned with your vision for the property. The right partner will not only protect your shared asset but also ensure that every stay—whether it’s yours or a guest’s—is exceptional.
When you start your search, you’ll find many companies that seem similar on the surface. To find the best fit, you need to look deeper at their experience, services, communication, and the technology they use. Taking the time to ask the right questions upfront will help you build a successful, long-term relationship with a management team that truly understands the nuances of caring for a luxury vacation home.
Experience is more than just the number of years a company has been in business. It’s about having a proven system for success. A great management company can show you exactly how they operate and what results they deliver. Ask them about the key performance indicators they use to track property management success. Do they monitor guest satisfaction scores, average nightly rates, and maintenance response times? A company that relies on data to guide its decisions is one that is committed to accountability and continuous improvement, ensuring your home is always performing at its best.
Your goal as an owner is to enjoy your vacation home, not manage it. That’s why it’s essential to find a company that offers comprehensive, end-to-end services. Before signing a contract, get a clear understanding of everything they handle. A full-service company should address all the common property management challenges, from marketing and booking to coordinating cleanings, landscaping, and emergency repairs. The more they cover, the less you and your co-owners have to worry about. A truly hands-off experience means they have every detail covered, so you can simply show up and relax.
Clear and consistent communication is the foundation of a good partnership. You need to know how a management company will keep you and your fellow owners in the loop. Will you have a dedicated contact person? Do they offer an online portal where you can view booking calendars and financial statements? Their communication with guests is just as important, as it directly impacts your property’s reputation. A team that is responsive, professional, and proactive can make all the difference in securing positive reviews and encouraging repeat visits, which is key to offsetting your ownership costs.
A management company can have a great reputation nationally, but what truly matters is their expertise in your specific market. They should have a deep understanding of the local area, from seasonal demand and community events to local regulations. This knowledge is critical for marketing your luxury property to the right audience and setting a dynamic pricing strategy that maximizes occupancy. Ask them about their approach to the local market and how they position properties like yours to stand out from the competition. Their local connections can also be invaluable for finding reliable vendors for maintenance and repairs.
In today’s world, technology is central to efficient property management. The right tech stack simplifies operations, improves the guest experience, and provides you with transparent reporting. Ask potential companies about the tools they use. Do they offer smart home features like keyless entry and remote climate control? What software do they use for booking management and owner communications? Good technology provides clear property management analytics, giving you insight into your home’s performance without overwhelming you with unnecessary data. It’s about using smart tools to make ownership simpler and more rewarding.
Choosing co-ownership means you get all the perks of a luxury vacation home without the traditional burdens. While a dedicated management team handles the day-to-day logistics, you still play an important part and, more importantly, get to enjoy the rewards. Think of it as a partnership where your primary role is to relax, create memories, and enjoy your beautiful home, knowing all the details are expertly handled for you. It’s about maximizing your enjoyment and minimizing your to-do list.
Handing over the keys doesn’t mean handing over your voice. While you won’t be bothered with small operational details, you and your fellow co-owners have a say in the major decisions that shape your property. This includes things like significant upgrades, interior design refreshes, or changes to house rules. This cooperative relationship ensures the home evolves to meet the owners' collective tastes and needs. The management team provides professional guidance and executes the plan, but the vision for the home’s future remains with the owners.
The best part of owning a vacation home is actually vacationing there. The co-ownership model is built around this simple idea. You’ll have access to a fair and easy-to-use scheduling system, allowing you to book your stays well in advance. Whether you’re planning a holiday gathering, a spontaneous weekend escape, or a quiet week away, your home is ready for you. With a dedicated owner portal like the myFRAX Portal, reserving your time is seamless, letting you focus on packing your bags and looking forward to your trip.
Transparency is a cornerstone of a successful co-ownership experience. You’ll receive clear, easy-to-understand performance reports that keep you informed about your property. These updates typically cover operating expenses, maintenance work completed, and a summary of any rental bookings. This isn’t about deciphering complex spreadsheets; it’s about giving you a straightforward overview of how the property is being managed. These reports provide peace of mind, showing you exactly how shared costs are being handled efficiently and responsibly.
One of the biggest benefits of this model is knowing your home is always in good hands. A professional management team ensures your property is well-kept and safe through regular inspections and proactive maintenance. From landscaping and pool care to addressing repairs quickly, every detail is managed. This constant oversight protects the value of your shared asset and ensures that every time you or another owner arrives, the home is in pristine, welcoming condition. You can relax knowing your property is cared for year-round.
Co-ownership makes luxury homes more accessible, and renting out unused time makes it even more affordable. When you aren’t using your scheduled weeks, you have the option to rent them out to guests. The revenue generated from these bookings is used to offset the property’s annual operating costs, such as utilities, insurance, property taxes, and HOA fees. This isn’t about turning a profit; it’s a smart, practical feature designed to reduce your overall expenses and make owning a second home financially comfortable.
Owning a luxury vacation home is incredibly rewarding, but its long-term success depends on more than just a great location. Consistent, thoughtful management is what protects your investment and ensures every stay is a five-star experience, whether for you, your family, or rental guests. It’s about creating a seamless operation behind the scenes so that the time spent at the property is purely for enjoyment.
Focusing on a few key areas will make all the difference. From curating the perfect guest experience to building a reliable local team, these pillars support the lasting value and appeal of your home. By setting high standards and maintaining them, you create a property that stands out and provides wonderful memories for years to come. This approach is fundamental to a successful co-ownership experience, where the focus is on creating lasting family memories.
A beautiful property is just the starting point. True success in the luxury space comes from crafting an unforgettable experience for everyone who walks through the door. This means thinking beyond the basics and anticipating needs. Simple touches like a welcome basket with local treats, a detailed guide to the home’s features and nearby attractions, or even just exceptionally responsive communication can make a stay feel special. The goal is to create an environment where guests feel cared for and can relax completely. This approach not only leads to happy visitors but also fosters a sense of pride and care for the home itself.
Online reviews are a direct line of feedback and a powerful tool for building your property’s reputation. It’s important to monitor and respond to all reviews—both positive and negative—promptly and professionally. A thoughtful response to a glowing review shows your appreciation, while a constructive reply to criticism demonstrates that you are committed to improvement. Instead of getting lost in countless metrics, focus on the core indicator of guest satisfaction. Use feedback to identify what you’re doing right and where you can make meaningful changes. A strong online reputation is one of your property’s most valuable assets.
You can’t be at your property 24/7, which is why a reliable local network is essential. This includes trusted professionals like cleaners, handymen, plumbers, and landscapers who can respond quickly when issues arise. Building these relationships takes time but is crucial for smooth operations. A strong local team ensures that problems are solved efficiently, minimizing disruption for you or your guests. Being connected to the local community also helps you stay informed about regional events or regulations that might affect your property. This agility allows you to position your home effectively and keep everything running like clockwork, a topic often covered in our FAQ.
One of the biggest challenges for any vacation rental owner is keeping the property in top condition. Consistent quality is non-negotiable in the luxury market. This requires a proactive approach to maintenance, not a reactive one. Implement a schedule for regular inspections to check everything from appliances and HVAC systems to furniture and linens. Addressing small issues before they become big problems prevents costly repairs and ensures the home is always ready for an arrival. Using a dedicated owner portal, like the myFRAX Portal, can help track maintenance requests and keep all stakeholders informed, ensuring the standard of the home never slips.
The level of service should always match the quality of the property. From the first inquiry to the final checkout, every interaction should be professional, warm, and efficient. This high standard applies to everyone involved, including your property manager, cleaning crew, and any other service providers. Clear communication, reliability, and a genuine desire to provide a great experience are key. High-end travelers, whether they are renters or co-owners, have high expectations. Meeting and exceeding them is what builds loyalty and sets your property apart. It’s this commitment to excellence that defines the top-tier listings in any market.
Is the goal of renting out my unused time to make a profit? Not at all. Think of renting out your unused weeks as a smart way to make ownership more affordable. The income generated from these short-term rentals is used to offset the property’s annual operating costs, like property taxes, insurance, and utilities. It’s a practical feature designed to reduce your overall expenses, not to create a source of passive income. The primary reward of ownership is enjoying your beautiful vacation home.
What happens if something breaks or there's an emergency at the house? This is exactly where a great management company shines. If a pipe bursts or the Wi-Fi goes out, they are the first and only point of contact. They handle the entire situation, from troubleshooting with a guest to dispatching a trusted local professional for repairs, any time of day or night. You can relax knowing that you will never get a late-night emergency call from your vacation home.
How much control do I have over my home with a management company in charge? You have control over the things that matter most. While the management company handles all the day-to-day operations like cleaning, maintenance, and guest communication, the big-picture decisions remain with you and your fellow co-owners. This includes approving major upgrades, making changes to the interior design, or setting house rules. It’s a partnership where they manage the logistics, allowing you to focus on the vision for your home.
Why is a management fee a percentage of rental income instead of a flat rate? A percentage-based fee structure aligns the management company's goals with yours. Since their fee is based on the rental revenue, they are motivated to market the property effectively and secure bookings with responsible guests. This model ensures they are actively working to help offset your ownership costs. It creates a true partnership where everyone benefits from a well-managed and sought-after property.
Can I still be involved in decorating or making upgrades to the home? Absolutely. The home belongs to you and your co-owners, and your input is essential. While the management team is responsible for maintaining the property's existing high standards, decisions about significant changes, like refreshing the decor or undertaking a renovation, are made collectively by the owners. The management company can then provide professional guidance and oversee the project to bring your shared vision to life.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.

The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .

What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.

This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
