Let’s clear the air on something right away: a fractional ownership ski condo is not a timeshare. While both involve sharing a property, the similarities end there. With a timeshare, you typically buy the right to use a property for a set amount of time. With fractional ownership, you are buying a real, deeded piece of the property itself. It is a tangible asset that you own, one that can appreciate in value and be sold or passed down. This modern approach to co-ownership gives you a genuine stake in a luxury home, shared with only a small group of other owners. This guide will explain the key differences and show you how true ownership works.
Fractional ownership is a smart and practical way to co-own a vacation home with a small group of people. It makes owning a beautiful ski condo possible without the massive price tag and responsibilities that come with owning it all by yourself. Think of it as splitting the cost, the upkeep, and the fun. Each owner holds a real, deeded share of the property, which means you own a piece of the asset, not just time in it. This model is perfect for families who want a go-to spot for creating ski trip memories year after year but know they won't use it full-time. It’s all the joy of a vacation home with a fraction of the cost and hassle.
The concept is a lot like chipping in with friends to buy a vacation home, but with a professional framework already set up to handle all the details. Instead of navigating the complexities of co-buying on your own, a company like Fraxioned manages the entire process. We find stunning properties, create a legal ownership structure, and then you can purchase a share that fits your budget and lifestyle. This share gives you a certain amount of time at the condo each year. The management system takes care of everything from cleaning and maintenance to scheduling, so all you have to do is show up and hit the slopes.
This is the most important part: with fractional ownership, you own a real asset. It’s not a subscription or a club membership. You receive a deed for your share of the property, just like you would with a traditional home purchase. This means you have a tangible stake in the real estate. As the property value changes over time, so does the value of your share. Along with sharing in the potential appreciation, owners also share the ongoing costs, like property taxes and maintenance fees. This makes the financial side of owning a luxury condo much more manageable. You can even explore financing options for your purchase, making it even more accessible.
The amount of time you get at the condo corresponds to the size of your share. For example, a 1/8 share typically gives you about six weeks of use per year. To make sure everyone gets fair access, especially during those coveted winter holidays and powder days, there's a smart scheduling system. Owners can plan their stays well in advance using an owner portal, like our myFRAX Portal. The system often uses a rotating priority system, so the person who gets first pick of Christmas week one year will be further down the list the next. This ensures that over time, every owner gets a chance to book the most popular dates.
The terms "fractional ownership" and "timeshare" are often used interchangeably, but they represent two very different ways of accessing a vacation property. While both models involve sharing a home with others, the core difference comes down to what you actually get for your money. Understanding this distinction is the first step in deciding which path is right for you and your family. A timeshare is essentially a prepaid vacation plan, whereas fractional ownership is true real estate ownership, just shared with a few other people.
The most significant difference is in the legal title. With fractional ownership, you own a real, deeded portion of the property itself. This is a tangible asset. You are on the title, just like you would be if you bought a home by yourself. This model of co-ownership means you have a genuine stake in the property. A timeshare, on the other hand, typically only gives you the right to use the property for a set amount of time each year. You aren't buying a piece of the real estate; you're buying a slice of the calendar. You don't receive a deed for the property, and you don't have an actual ownership interest that you can pass down or sell on the open market in the same way.
Because fractional ownership involves owning a deeded share of the property, your share’s value can increase or decrease along with the real estate market. Just like any home, its value can appreciate over time, allowing you to build equity. While market performance is never a guarantee, you share in any potential financial gains if the property value goes up. Timeshares are widely known to lose value. They are a use-based product, not a real estate asset, and they depreciate almost immediately after purchase. Think of it as a long-term lease or a vacation subscription. It’s a cost you pay for future vacations, not an asset that holds or grows its value. You can find more details about the financial aspects in our FAQ.
Fractional ownership properties typically have a very small group of owners, often between two and thirteen. This small number creates a more exclusive and intimate experience. With fewer people sharing the home, you get more access, flexibility in scheduling, and a stronger sense of personal ownership. It feels like your own private getaway. Timeshares often sell a property in weekly increments, which can result in up to 52 owners for a single unit. This high volume of users can lead to more wear and tear and a less personal experience. When you browse Fraxioned’s listings, you’ll see that the model is built around creating a true second-home feel, not a revolving door of occupants.
Fractional ownership makes the dream of a luxury ski condo a reality for many people. It’s about more than just saving money; it’s about gaining access to a lifestyle and creating memories without the headaches that often come with sole ownership. By sharing the property, you also share the benefits, from incredible locations to five-star amenities and reduced maintenance worries. It’s a smart, modern way to own a vacation home that truly feels like a vacation.
Let’s be honest, the most desirable ski condos are often the most expensive. That perfect spot right at the base of the mountain or with stunning valley views can feel out of reach. Fractional ownership changes that. It allows you to buy a share in prime ski-in/ski-out properties in sought-after resort areas for a fraction of what it would cost to buy the entire home. Instead of compromising on location, you get to own a piece of the best real estate on the mountain, ensuring every ski trip starts right where the action is.
Imagine finishing a long day on the slopes and returning to a home with a bubbling hot tub, a gourmet kitchen, and a cozy fireplace, all professionally maintained and ready for you. With fractional ownership, these high-end features are part of the experience. You get all the perks of a luxury home without footing the entire bill. Because you’re sharing ownership, you also get access to resort-style amenities that might be included with the property, like fitness centers, heated pools, or concierge services. It’s about enjoying a premium vacation experience every time you visit.
One of the biggest hurdles of second-home ownership is the constant upkeep. From fixing a leaky faucet to managing snow removal and paying property taxes, the responsibilities add up. The Fraxioned co-ownership model solves this by dividing all the operational costs among the owners. A dedicated property management team handles all the maintenance, repairs, and cleaning, so you never have to spend your vacation time on chores. This shared financial responsibility makes owning a luxury property much more predictable and affordable, letting you focus on what matters: enjoying your time away.
Life happens, and sometimes you might not be able to use all of your scheduled weeks at the condo. Instead of letting that time go to waste, fractional ownership often gives you the flexibility to rent it out. This isn’t about generating passive income; it’s a practical way to help offset your annual operating costs, like property management fees and taxes. Through an owner portal like myFRAX, you can easily manage your property and make your unused time available for rental, making your ownership even more affordable and stress-free.
Fractional ownership is an incredible way to own a beautiful vacation home, but it’s smart to go in with your eyes wide open. Thinking through the details beforehand helps ensure the experience is everything you hope it will be. Unlike buying a home on your own, co-ownership involves a few unique factors, from how you’ll secure financing to how you’ll coordinate with other owners for that prime holiday week.
Understanding these aspects isn't meant to scare you off; it's about empowering you to make the best choice for your family. A well-structured fractional ownership plan has already thought through these potential hurdles and created clear, simple solutions. Let's walk through the key things to keep in mind as you explore your options, so you can feel confident and excited about your decision.
One of the first questions people ask is about financing. It’s true that getting a traditional mortgage for a fractional property can be difficult, and sometimes impossible. Most conventional lenders aren't set up to handle loans for a share of a property. However, that doesn't mean you have to pay all in cash. Many companies that specialize in co-ownership have already solved this problem for you. They often work with specific lenders who understand the model or offer their own dedicated financing solutions. Before you get too far in the process, ask directly about the available financing paths to see what works for your budget.
When you own a ski condo, everyone wants to be there for the holidays and fresh powder days. So, how does scheduling work? In most co-ownership setups, owners schedule their stays well in advance. A common and fair approach is a rotating priority system, where the order of who gets to pick their weeks first changes each year. This ensures everyone gets a fair shot at popular dates over time. Modern fractional ownership companies make this process simple with an online owner portal. A transparent, easy-to-use calendar system is key to managing reservations smoothly and avoiding any conflicts, letting you focus on planning your trip.
Your initial purchase price is just one part of the financial picture. Like any home, a fractional property comes with ongoing costs. These homeowner association (HOA) or management fees cover everything needed to keep the home in pristine condition, including property taxes, insurance, utilities, cleaning, and maintenance. Even for a small share, these fees are an important budget item. The great news is you’re splitting these expenses with the other owners, making the cost of maintaining a luxury property much more manageable than if you were footing the entire bill yourself. A good ownership agreement will provide a clear and detailed breakdown of all expected fees.
The idea of sharing a home with people you don’t know can feel a little strange at first. Shared ownership can work very well, especially when everyone agrees on how to use and care for the property. In a professionally managed fractional model, you don't have to worry about coordinating with others directly. The legal agreement and the property management company set the ground rules for everyone. This structure ensures that the home is always clean, well-maintained, and ready for your arrival. It creates a system of mutual respect, where every owner can trust that the space will be in great shape when it’s their turn to use it.
When you hear "legal structure," it’s easy for your eyes to glaze over, but stick with me on this. Understanding how fractional ownership is set up is what gives you peace of mind and makes the whole thing work so smoothly. It’s the framework that protects you and the other owners, ensuring everyone is on the same page from the start. The good news is that it’s not nearly as complicated as it sounds. Most fractional homes, including the beautiful ski condos we’re talking about, use one of two straightforward, well-established models to make sure your ownership is secure and hassle-free.
One of the most common ways to structure co-ownership is through a model called Tenancy in Common, or TIC. Think of it this way: you aren't just buying time at a property; you are buying an actual piece of the property itself. With a TIC, each co-owner gets their own deed for their specific share, like 1/8th of the home. This means you have a real, tangible asset that you own, which you can pass down or sell. It’s a clear and secure way to hold title, giving you the same kind of ownership rights you’d have if you bought a house all by yourself, just shared with a few other like-minded families.
Another popular approach is to set up a Limited Liability Company, or LLC. In this case, a dedicated LLC is created specifically to own the property. Instead of owning a direct piece of the real estate, you own a share of that LLC. This structure is great because it creates a formal entity to manage the property and can offer an added layer of personal liability protection for the owners. It’s a clean, organized way to handle everything from finances to maintenance. A dedicated company manages the home, so you can focus on what matters most: making memories on your ski trips without any of the typical homeowner headaches.
So, what does all this legal talk actually mean for you? It means your ownership is real, secure, and protected. Whether through a TIC or an LLC, these structures are designed to make co-ownership simple and transparent. This isn't a vague agreement; it's a true real estate asset with a clear legal foundation. This framework defines everything from scheduling your stays to handling shared costs, which prevents misunderstandings down the road. It’s the key difference that separates modern fractional ownership from old-school timeshares, giving you a legitimate stake in a place you love. You can find more details on our FAQ page.
Think of the ownership agreement as the official rulebook for your shared vacation home. It’s a legal document, but it shouldn’t feel like reading a different language. A good agreement clearly lays out everything you and your co-owners need to know to make your partnership a success. It’s designed to prevent future misunderstandings by getting everyone on the same page from day one. Before you sign anything, you’ll want to be completely comfortable with how the agreement handles four key areas: scheduling your stays, managing the property, splitting the costs, and planning for a future sale.
When you partner with a company like Fraxioned, the co-ownership agreement is professionally prepared, taking the guesswork out of the process. It’s built on experience and best practices to ensure a smooth and fair experience for every owner. Still, it’s important to read it thoroughly and ask questions. Understanding these details is the key to a stress-free ownership experience, letting you focus less on logistics and more on creating memories on the slopes.
This is arguably the most important part of the agreement because it determines when you get to enjoy your ski condo. A well-structured agreement finds the right balance between having a predictable schedule and offering enough flexibility for spontaneous trips. You’ll want to see a clear system for how stays are allocated. Some agreements use a fixed rotation system, while others might have an annual "draft" where owners pick their weeks.
At Fraxioned, we make scheduling simple and transparent through our owner-exclusive myFRAX Portal. This system is designed to ensure every owner gets fair access to the property, including those coveted peak season weeks. The goal is to have a clear and equitable process so you can plan your vacations with confidence, knowing exactly how and when you can book your time.
A beautiful ski condo doesn’t stay that way on its own. The ownership agreement should specify exactly how the property will be managed and maintained. This includes everything from routine cleaning between stays to handling unexpected repairs and managing the group’s finances. Some small groups of owners choose to manage everything themselves, but this can quickly become a major time commitment.
A more hands-off approach is to hire a professional management service, which is what we do for every Fraxioned home. Your agreement should detail the manager’s responsibilities and how they are held accountable. It should also outline the plan for collecting funds for a yearly budget, which covers regular upkeep and sets aside money for larger future projects, like replacing appliances or updating furniture.
No one likes financial surprises. Your ownership agreement must provide a transparent breakdown of all the costs you’ll be responsible for. Typically, ongoing expenses like property taxes, insurance, utilities, and management fees are split between the owners based on their share percentage. For example, if you own 1/8 of the property, you would pay 1/8 of the annual operating costs.
The agreement should clearly list these shared expenses and explain how they are billed. It’s also a good idea to ask about the home’s financial history and whether costs are expected to increase over time. This clarity helps you budget properly and ensures you understand the full financial picture of your fractional ownership from the start.
While you may be planning for years of happy vacations, it’s smart to have a clear exit strategy from the beginning. A solid ownership agreement will outline the process for selling your share. To protect the interests of the entire group, there are usually a few rules in place. For instance, the other owners might have the first right to buy your share before you offer it to an outside party.
These rules ensure that everyone is comfortable with who becomes a part of the ownership group. The agreement should also address a plan for selling the entire property in the future, should all the owners agree to do so. Having a clear and fair resale process gives you flexibility and peace of mind, knowing you have a straightforward path if your circumstances change. You can learn more about how this works on our FAQ page.
Fractional ownership is a smart way to own a luxury vacation home, but it’s a newer concept, and with that comes a few misunderstandings. Let's clear the air and tackle some of the most common myths I hear. Getting the facts straight will help you decide if this path to home ownership is the right fit for your family’s future adventures.
This is probably the biggest misconception out there. Unlike a timeshare, where you typically buy the right to use a property for a set time, fractional ownership means you are buying a real asset. You get a deeded share of the property, making you a true owner. This is a critical distinction. Because you own a piece of the real estate, your share can build equity and appreciate over time. You can sell your portion just like you would any other property. It’s a completely different model of co-ownership that puts you in the owner’s seat, not just a visitor’s.
It’s easy to assume that sharing a home means giving up control, but that’s not how it works. With fractional ownership, you’re part of a small, exclusive group of owners. While a professional manager, like Fraxioned, handles all the day-to-day upkeep, cleaning, and repairs, major decisions about the property are often made with input from the owners. Think of it like a homeowners association for a single home. Through our myFRAX Portal, owners can stay informed and have a voice in their shared home, ensuring it is cared for in a way that benefits everyone.
It’s true that financing a fractional property is a bit different from getting a mortgage for a primary residence. Many traditional lenders aren't set up for co-ownership models, which is why some buyers choose to pay with cash. However, that doesn't mean you're on your own. We understand that this process can be new for many people. That’s why we help our buyers explore their financing options by connecting them with lenders who specialize in fractional real estate. Our goal is to make the buying process as smooth as possible.
While co-ownership offers incredible flexibility, it does require some planning. To make sure every owner gets fair and equitable access to the home, especially during popular holidays and peak seasons, usage is booked through a scheduling system. This isn't about limiting your fun; it's about making sure the system works for everyone. Our scheduling is designed to be simple and transparent, allowing you to plan your stays well in advance. This thoughtful approach, which you can learn more about in our FAQ, ensures that you and the other owners can all create lasting memories without worrying about who gets the best weeks.
Deciding on a vacation home is a big step, and fractional ownership introduces a new set of possibilities. It’s a fantastic way to own a beautiful ski condo in a place you love, but it’s wise to consider if the model truly fits your life. This isn't just about finding a property; it's about finding the right ownership structure for you and your family. Think of it as a partnership, not just with the other owners, but with the property itself.
The idea of co-ownership is perfect for those who want the authentic experience of a second home, complete with a deed and the pride of ownership, without the year-round headaches and financial weight of owning it all by yourself. It’s about maximizing your vacation time and minimizing your stress. To figure out if this path is your perfect run, let’s look at how the costs stack up, whether it suits your vacation rhythm, and the key questions you should ask before making a move.
One of the most compelling reasons to consider fractional ownership is the price. You get to own a piece of a high-end property in a prime ski resort, something that might be out of reach financially if you were buying alone. Instead of just purchasing vacation time, you receive a deeded share of the real estate, which means you own a tangible asset. This is a key distinction that gives you a real stake in the property.
Beyond the initial purchase, you also split all the ongoing expenses. Think about property taxes, insurance, utilities, and even the cost of that new hot tub or updated kitchen. With a fractional model, these expenses are divided among the owners, making the annual cost of upkeep much more manageable. This approach allows you to enjoy a luxury experience without the full financial burden. You can explore our current listings to see how affordable luxury can be.
Fractional ownership works best when your vacation style aligns with a bit of planning. Because you share the home with other owners, scheduling is done in advance to ensure everyone gets fair access to the property. If you’re someone who loves to plan your ski trips and lock in dates for holidays and long weekends, this system will feel natural. It’s designed for those who want a guaranteed, beautiful place to stay without the gamble of finding a decent rental during peak season.
This model is less suited for someone who decides to head for the mountains on a whim every weekend. While there can be flexibility for last-minute stays, the core of the experience relies on a shared calendar. The upside is that you arrive at a professionally managed, clean, and well-maintained home every time. You can simply log into a portal, book your dates, and look forward to creating memories, knowing all the details are handled.
Before you commit to a fractional property, it’s important to do your homework and ask the right questions. Getting clear answers will give you confidence in your decision and ensure there are no surprises down the road. A transparent company will have straightforward answers ready for you. Start with these essentials to guide your conversation.
First, understand the management structure. Who is responsible for maintenance, repairs, and managing the schedule? Ask about the annual fees, what they cover, and how they might change over time. It's also critical to know how decisions about the property are made. Finally, be sure to ask about the exit strategy. While you may be planning to enjoy the home for years, it’s smart to understand the process for selling your share if your circumstances change. Our detailed FAQ page is a great place to start finding answers to these questions.
What happens if I want to sell my share in the future? Selling your share is a straightforward process because you own a real, deeded piece of the property. Your ownership agreement will have clear guidelines, but typically, you would first offer your share to the other co-owners. If they pass, you can sell it on the open market, just like you would any other piece of real estate. We can often assist in the resale process, connecting you with realtors who understand the co-ownership model and can help find the right buyer.
How is scheduling for major holidays handled to make sure it's fair? This is a great question, as everyone wants to hit the slopes during peak season. To keep things equitable, most fractional homes use a rotating priority system for booking. This means the owner who gets first choice of dates one year will be further down the list the next. Over a few years, this system ensures every owner gets a fair opportunity to book the most popular holidays and vacation weeks, preventing any one person from monopolizing the best times.
What happens if another owner doesn't pay their share of the costs? This is a common concern, and it’s exactly why having a professional management structure and a strong legal agreement is so important. The ownership agreement includes rules for what happens if an owner falls behind on their fees. The management company is responsible for collecting payments and will follow a clear process to resolve the issue. This protects you and the other owners from having to cover someone else's portion of the expenses.
Can I rent out my unused weeks, and how does that process work? Yes, you absolutely can. We know that life can get busy, and you may not be able to use all of your allotted time every year. Renting out those weeks is a practical way to help cover your annual operating costs. The process is made simple through the owner portal, where you can make your unused time available for rental. The management company then handles all the details, from booking to cleaning, making it a stress-free way to make your ownership even more affordable.
Besides the purchase price and annual fees, are there other costs I should expect? Transparency is key, so you should never feel caught off guard by expenses. The annual fees are designed to cover all predictable operating costs, including property taxes, insurance, utilities, and routine maintenance. A well-managed property also includes a reserve fund as part of those fees. This fund sets aside money over time for larger, future projects like replacing appliances or updating furniture, which helps prevent sudden, large special assessments.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
