A second home is more than just real estate; it’s a dedicated space for your family to connect, relax, and build traditions. It’s the go-to spot for holiday getaways and spontaneous weekend trips, a place where memories are made. For many, second homes in Arizona provide the perfect setting for this, offering endless sunshine and adventure. This guide is designed to help you turn that vision into a reality. We’ll cover everything from finding the right community to understanding the ownership process, helping you create a cherished family retreat for years to come.
If you’re dreaming of a getaway spot that offers more than just a change of scenery, Arizona might be the perfect fit. It’s a state of incredible contrasts, where you can find sun-drenched deserts, cool mountain pines, and vibrant cities all within a few hours' drive. For families and individuals looking to create lasting memories, Arizona provides a stunning backdrop for adventure, relaxation, and everything in between. It’s a place where you can truly escape the day-to-day and build a tradition of getaways for years to come.
Let's start with the obvious: the sunshine. Arizona is famous for its warm, sunny days, making it an ideal escape, especially during the colder months. But the state’s appeal goes far beyond its beautiful weather. The landscape is incredibly diverse, offering everything from the iconic saguaro-studded Sonoran Desert to the red rock canyons of Sedona and the ponderosa pine forests near Flagstaff. This variety means you can find a setting that perfectly matches your vision of a dream retreat. Whether you picture yourself sipping coffee with a view of dramatic desert mountains or cozying up in a cabin surrounded by trees, you can find it here.
Arizona is a playground for anyone who loves to be active. The state’s diverse terrain is perfect for year-round adventures. You can spend your days hiking or biking through scenic trails, skiing in the winter, or enjoying water sports on one of the many lakes. If you prefer city life, places like Phoenix and Scottsdale offer world-class golf courses, professional sports, and endless entertainment options. For a cultural experience, Tucson provides a gateway to rich history and art. The sheer number of things to do means every trip to your second home can be a new adventure, giving you and your family countless ways to connect and explore together.
Beyond the lifestyle benefits, Arizona presents some practical advantages for second-home owners. The state is known for having relatively low property taxes compared to many other popular vacation destinations. This can make the ongoing costs of ownership more manageable, leaving more room in your budget for the fun stuff. While a second home is primarily about the experience, it’s reassuring to know you’re choosing a location with lasting appeal. The combination of affordability and high demand makes owning a piece of Arizona a sound decision. Exploring a co-ownership model can make it even more accessible, allowing you to enjoy all the benefits without the full financial weight.
Arizona’s magic lies in its incredible diversity. One corner of the state offers sun-drenched desert cities with world-class golf and dining, while another boasts cool pine forests and snow-capped peaks. This variety means your perfect second home is waiting for you, whatever your definition of "getaway" is. Choosing a location is less about finding a spot on a map and more about discovering the lifestyle that will help your family create the best memories. Do you picture yourselves hiking among red rocks, enjoying a vibrant arts scene, or spending long days on the water?
As you explore these incredible destinations, think about what truly makes you feel relaxed and recharged. Each area offers a unique pace and personality. From the urban sophistication of Scottsdale to the rustic charm of Flagstaff, the right fit depends entirely on your personal taste and how you plan to spend your time. Exploring the different Fraxioned listings can give you a real feel for the types of homes available in Arizona's most sought-after communities and help you envision your future vacations.
If your ideal vacation includes gallery hopping, fine dining, and access to premier shopping and sporting events, the Scottsdale and Phoenix area is the place for you. This bustling metropolitan hub offers a sophisticated desert lifestyle where you can spend your days on a championship golf course and your evenings enjoying the vibrant city lights. It’s a perfect blend of outdoor activity and urban convenience. With a landscape of unique towns and upscale neighborhoods, you get all the energy of a major city with the stunning Sonoran Desert as your backdrop. It’s an excellent choice for those who want a second home that feels both exciting and restorative.
Known for its breathtaking red rock formations and spiritual energy, Sedona is a true sanctuary for the soul. It’s a place where outdoor enthusiasts can spend their days hiking countless scenic trails and evenings stargazing in one of the world's few Dark Sky Communities. The town itself is filled with charming shops, art galleries, and fantastic restaurants, all surrounded by unparalleled natural beauty. Because Sedona is such a popular destination for visitors seeking rejuvenation and adventure, it’s also a great location if you plan to rent out your unused time to help offset ownership costs. It’s the perfect retreat for anyone looking to connect with nature and unwind.
For those who dream of a cozy cabin and a true four-seasons experience, Flagstaff is the ultimate mountain escape. Nestled in the world’s largest Ponderosa Pine forest, this charming city offers cool summer breezes and snowy winter wonderlands perfect for skiing and snowboarding. As a lively college town, Flagstaff has a vibrant, youthful energy with plenty of breweries, local shops, and community events. It’s an ideal spot for active families who love the outdoors, whether that means hiking through aspen groves in the fall or hitting the slopes in the winter. This mountain town provides a refreshing, high-country alternative to the desert heat.
Tucson offers a rich, authentic experience steeped in culture and history. Surrounded by the majestic Saguaro National Park, this city celebrates its unique Sonoran Desert setting. The pace is a bit more laid-back here, with a focus on arts, incredible cuisine, and a deep connection to its Southwestern heritage. Homes are often more affordable than in other major Arizona cities, and the winters are wonderfully mild, making it perfect for golfing, hiking, and exploring the historic missions. If you’re looking for a second home with genuine character and a strong sense of place, Tucson’s blend of natural beauty and cultural depth is hard to beat.
If your family’s idea of a perfect day involves sun, water, and a boat, Lake Havasu City is your destination. This energetic resort town is built around the massive Lake Havasu, offering endless opportunities for boating, jet skiing, fishing, and swimming. It’s a popular spot for visitors from California and the Pacific Northwest looking for a sunny, water-focused getaway. The vibe is fun, social, and centered on an active outdoor lifestyle. Beyond the lake, you can explore desert trails on an ATV or simply relax and enjoy the spectacular waterfront views. It’s the ultimate playground for anyone who loves life on the water.
Arizona's appeal is its variety, and that extends to its homes. From sprawling desert estates to cozy mountain cabins, the perfect property for you is out there. The key is to think about how you want to spend your time. Are you looking for a private oasis for your family, a community with built-in activities, or a simple lock-and-leave condo? Let's walk through the most common options to help you find the right fit for your vacation lifestyle.
This is one of the first big decisions. A single-family home offers the ultimate privacy and space. You’ll have your own yard for kids to play in, a private pool for late-night swims, and the freedom to make the space entirely your own. On the flip side, all the maintenance—from landscaping to pool cleaning—falls on you. A condo, however, often comes with shared amenities like pools, fitness centers, and clubhouses, with most of the exterior upkeep handled by an HOA. It’s a fantastic option if you prefer a low-maintenance, community-focused lifestyle. You can explore a variety of both in our current listings.
For many, an Arizona vacation is all about recreation and relaxation. Living in a golf or resort community puts those activities right at your doorstep. Imagine starting your day with a round of golf, spending the afternoon by a resort-style pool, and enjoying dinner at the community clubhouse—all without ever getting in your car. These neighborhoods offer a vibrant social scene and beautifully maintained grounds, creating a true vacation atmosphere every time you visit. It’s a lifestyle that combines the comforts of home with the perks of a five-star resort, making every stay feel special.
What does your ideal Arizona escape look like? Is it a rustic cabin tucked among the Ponderosa pines of Flagstaff, where you can enjoy cool summer evenings and snowy winters? Or is it a modern desert retreat near Tucson, with stunning sunset views over the saguaros? Arizona’s diverse landscapes mean you don’t have to choose just one kind of environment. You can find a home that perfectly matches your preferred scenery and outdoor hobbies, whether that’s hiking mountain trails or exploring desert canyons. Our co-ownership model makes owning these unique dream homes more attainable than ever.
A second home is primarily for your enjoyment, but it's also a significant asset. Many owners choose to rent out their property when they aren't using it. In a popular destination like Arizona, this can be a great way to help offset operating costs like property taxes, insurance, and HOA fees. It’s not about turning a profit, but about making ownership more sustainable. With Fraxioned, you have the flexibility to rent out your unused time, and our myFRAX Portal makes scheduling your stays and managing your home simple, so you can focus on what matters most: creating memories.
Owning a second home is an exciting goal, but it’s important to go in with a clear picture of the total financial commitment. Beyond the sticker price, several ongoing expenses contribute to the true cost of ownership. Understanding these costs upfront helps you plan effectively and ensures your vacation home remains a source of joy, not stress. From the initial purchase to yearly upkeep, let's break down the key expenses you can expect when buying a second home in Arizona. This way, you can make a choice that fits your lifestyle and budget perfectly.
When you buy a second home, the financial requirements are a bit different from your primary residence. Lenders often view a second home as a higher risk, so they typically ask for a larger down payment—usually in the range of 10% to 20%. You may also find that the interest rate on your mortgage is slightly higher, often by about 0.5% to 1%. This is standard practice in the industry. Planning for these higher initial costs is a crucial first step. It's always a good idea to explore all your financing options to find a path that works for you.
The costs don't stop once you have the keys. As a homeowner, you'll be responsible for property taxes, which are typically paid twice a year in Arizona. The amount varies depending on the county, so it's something to research for your specific areas of interest. Then there's maintenance. A second home is an ongoing responsibility, and handling upkeep from afar can be a challenge. You'll need a plan for everything from routine landscaping to unexpected repairs. These recurring costs are a significant part of the long-term financial picture of owning a second property.
Protecting your investment is key, which is why homeowners insurance is essential—and almost always required by your lender. This policy protects your property against damage, theft, and liability. If your dream home is in a planned community, condo complex, or resort area, you’ll also likely have Homeowners Association (HOA) fees. These fees cover the maintenance of shared amenities and common areas, like pools, clubhouses, and landscaping. Be sure to factor both of these monthly or annual costs into your budget, as they are a standard part of owning property in many of Arizona's most desirable communities.
The Arizona real estate market continues to be a popular choice for second-home buyers. According to the National Association of REALTORS®, the typical second home in the US was valued at $475,000 last year. While prices vary widely by location—from a cozy cabin in Flagstaff to a luxury villa in Scottsdale—this figure gives you a solid baseline. Understanding the current market helps you set realistic expectations for your search. You can see how these prices compare to the beautiful homes available in top Arizona locations and find a property that aligns with your dreams.
The idea of a desert escape is incredible, but turning that dream into a reality involves more than just picking out the perfect cactus for your front yard. Owning a second home is a significant commitment of time, energy, and money that goes far beyond the initial purchase. It’s important to have a clear picture of the ongoing responsibilities that come with it. From surprise repairs to managing an empty house during the off-season, the day-to-day logistics can sometimes overshadow the joy of ownership. Thinking through these practical details beforehand ensures you can spend more time enjoying the Arizona sun and less time stressing over a leaky faucet from hundreds of miles away.
A second home requires constant care, whether you’re there or not. The pool needs cleaning, the landscaping needs tending, and the air conditioning needs servicing, especially before the summer heat kicks in. When you’re not living there full-time, coordinating these tasks can feel like a part-time job. Finding trustworthy local professionals, scheduling appointments, and managing repairs from a distance is a common headache for remote owners. A simple issue can become a major problem if it’s not caught early. This is why having a solid plan for home maintenance is crucial to protect your investment and give you peace of mind.
What happens to your home when you’re not there? An empty house requires just as much attention as an occupied one. During Arizona’s monsoon season, you’ll want someone to check for leaks or storm damage. In the quieter months, you’ll need to think about security, pest control, and simply keeping the dust from taking over. These ongoing costs—utilities, HOA fees, and insurance—add up, even when the property is vacant. Planning for off-season management ensures your home remains in great condition and is ready for you the moment you arrive, without any unwelcome surprises.
Many owners consider renting out their property to help cover costs, which is a great idea in theory. However, managing a vacation rental is a business. It involves marketing your property, handling inquiries and bookings, coordinating with cleaning crews, and being on-call for your guests. You’ll also need to understand and comply with local short-term rental regulations, which can be complex. While it can provide income, the time and effort required can be substantial, turning your relaxing getaway into another source of work. It’s important to weigh whether the financial benefit is worth the hands-on management you’ll need to provide.
People have a lot of ideas about Arizona, and not all of them are accurate. One common myth is that it’s always scorching hot. While Phoenix sizzles in the summer, cities like Flagstaff get plenty of snow for winter sports. Another misconception is about cost. While luxury properties are plentiful, the state has a wide range of home prices. People also worry about high property taxes, but Arizona’s property tax rates are actually lower than the national average. Doing a little research helps clear up these myths and gives you a more accurate picture of what it’s really like to own a home here.
Once you’ve narrowed down your ideal Arizona location, the hunt for the perfect property begins. This part of the process is exciting, but it also requires a solid plan. Instead of getting lost in endless online listings, you can approach your search with a clear strategy. By focusing on a few key steps—finding the right local expert, using smart online tools, understanding your budget, and looking at the long-term costs—you can move confidently toward finding a place that feels like it was made for you.
Thinking about how you’ll use the home is just as important as where it is. Are you looking for a turnkey property ready for immediate enjoyment, or are you open to a different approach? Exploring options like co-ownership can open up possibilities for luxury homes that might otherwise seem out of reach, all while simplifying the responsibilities of maintenance and upkeep. The right path is the one that aligns with your lifestyle and helps you get the most out of your Arizona getaway.
Working with a local real estate agent who truly knows the area is one of the best moves you can make. They offer more than just access to listings; they provide deep insights into neighborhood trends, community culture, and the nuances of the local market. A great agent acts as your guide, helping you find properties that fit your specific criteria and steering you through the entire buying process. At Fraxioned, we value these relationships and partner with local realtors to help buyers find their perfect shared vacation home.
Your search can start right from your living room. Before you even think about visiting properties, you can use online resources to do some initial research. Websites like Niche and Bestplaces.net are fantastic for gathering detailed information on different communities, letting you compare everything from local amenities to the general vibe of a neighborhood. Once you have a better sense of the area, you can browse curated property listings to see the beautiful, vetted homes that are available for co-ownership, giving you a clear picture of what your dream Arizona home could look like.
Understanding the financial side of buying a second home is crucial. It’s important to know that the requirements can be different from your primary residence. You’ll likely need a larger down payment, often between 10% and 20% of the purchase price, so it’s wise to sort out your budget early on. Exploring your financing options ahead of time will give you a clear understanding of what you can afford and make the buying process much smoother. This preparation ensures you can make a competitive offer when you find the right place.
An often-overlooked detail that can have a big impact on your budget is property tax. Rates can vary significantly from one county to another in Arizona, so it’s a smart idea to compare them as part of your search. Taking the time to understand the tax implications of different locations can influence your final decision and affect your long-term cost of ownership. A little research here can lead to significant savings over the life of your home, making your vacation retreat that much more enjoyable.
The dream of an Arizona getaway is powerful, but the realities of sole ownership—the high price tag, the constant upkeep, the months the home sits empty—can feel overwhelming. If you love the idea of a second home but not the full-time responsibility, there’s another path to consider. Co-ownership presents a modern approach, allowing you to own a share of a luxury property, perfectly matching the amount of time you’ll actually use it.
This isn't a timeshare. With co-ownership, you have true equity in the property. You’re buying a real estate asset, just sharing it with a small group of other owners. This model is designed for people who want to create lasting memories in a beautiful home without the financial and logistical burdens of traditional ownership. It’s about maximizing the enjoyment of your vacation time and minimizing the hassles that can come with owning a second property. By splitting the costs and responsibilities, you get all the perks of a stunning Arizona home at a fraction of the price.
The most significant advantage of co-ownership is making luxury homeownership more accessible. This arrangement allows multiple buyers to share the costs of purchasing and maintaining a second home, making it more affordable for each individual. Suddenly, a stunning desert retreat or a home with mountain views that might be out of reach for a single buyer becomes a real possibility. You can browse current listings to see what kind of properties become available through this model. The financial benefits extend beyond the purchase price, as annual expenses like property taxes, insurance, and HOA fees are also divided among the owners, lightening the load for everyone.
Imagine arriving at your Arizona home and everything is perfect. The pool is clean, the landscaping is pristine, and the air conditioning is humming. That’s the reality of co-ownership. Many agreements include professional property management to handle all the maintenance and upkeep, allowing you to enjoy your time at the property without the burden of managing it yourself. This is especially helpful if you don’t live nearby or have a busy schedule. From routine cleaning to unexpected repairs, a dedicated team handles it all. You can simply log into your owner portal, like the myFRAX Portal, to see that everything is taken care of before you even pack your bags.
How often will you realistically use a second home? For many, it’s a few weeks or months a year. Co-ownership arrangements allow for flexible scheduling, enabling you to enjoy the property during your preferred times without the commitment of full-time ownership. Instead of your home sitting empty, you and a handful of other owners schedule stays throughout the year. This flexibility is ideal for escaping to Arizona for your favorite seasons or events without paying for a home year-round. The scheduling system is straightforward and designed to be fair, ensuring every owner gets to make the most of their time. You can find answers to common scheduling questions in the FAQ.
How is this different from a timeshare? This is a common question, and the distinction is important. With co-ownership, you are buying a real, deeded share of the property itself, not just time to use it. This means you own a tangible asset that you can sell or pass on to your family. Unlike a timeshare, which often involves a large resort with thousands of "owners," you share the home with only a small, vetted group of people.
How do I schedule my stays with the other owners? Scheduling is managed through a straightforward and fair system on our owner portal. You and the other co-owners can plan your stays in advance, ensuring everyone gets ample time to enjoy the home throughout the year, including holidays and peak seasons. The system is designed to be flexible and equitable, so you can easily book the getaways that work for your family.
What happens if I decide to sell my share of the home? You have complete freedom to sell your portion of the property at any time. You can sell it yourself or work with a real estate agent, just as you would with any other home you own. You set the price, and your share can be sold on the open market. This gives you both the flexibility and the potential financial benefit of owning a real estate asset.
Who handles the bills and maintenance, and how are those costs split? One of the best parts of this model is that you can leave the day-to-day management to us. A professional team handles everything from paying the utility bills and property taxes to coordinating cleaning and repairs. All operating costs are shared transparently among the co-owners, and you simply pay a single, predictable monthly fee. This way, you can arrive and relax without worrying about home maintenance.
Can I rent out my time if I'm not using it? Yes, you have the flexibility to rent out your scheduled time if your plans change. This is a great way to help offset your share of the home's operating costs, such as property taxes and HOA fees. The goal isn't to generate a profit, but rather to make ownership more sustainable so you can focus on what matters most—enjoying your beautiful Arizona home.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
