One of the first things you’ll notice about Bear Lake is its stunning, vibrant blue water. It’s so striking that locals and visitors have nicknamed it the "Caribbean of the Rockies." This isn't an exaggeration; on a sunny day, the lake glows with an intense turquoise hue that feels more tropical than alpine. Imagine waking up, grabbing your coffee, and watching the sunrise paint the sky over that incredible blue water. It’s a view that never gets old and one that becomes a cherished part of the experience when you have a dedicated place to return to. Having a familiar home base allows you to move past the typical tourist rush and simply soak in the natural beauty that makes this place so unique.
The lake's brilliant color isn't just a trick of the light. According to the Idaho Department of Parks and Recreation, the water is rich with microscopic particles of calcium carbonate (a form of limestone) that are suspended in the water. These minerals reflect the blue light of the sky, creating the signature turquoise color that Bear Lake is famous for. This natural phenomenon makes the lake a photographer’s dream and a beautiful backdrop for any water activity. It’s a constant reminder that you’re somewhere truly special, a place with its own distinct character carved out by nature itself.
Beyond its color, Bear Lake is impressive in its sheer scale. It’s a massive body of water that offers endless opportunities for recreation and exploration. Whether you're into sailing, jet skiing, fishing, or just finding a quiet cove to relax in, the lake is large enough that you can always find your own space. This vastness is part of its charm, giving you a sense of freedom and adventure. For families, it means there’s always something new to do, a new shoreline to explore, or a new skill to learn. A co-owned vacation home serves as the perfect launchpad for these adventures, giving you easy, repeatable access to this incredible natural playground.
Stretching an impressive 20 miles long and 8 miles wide, Bear Lake is a significant landmark. Its vast surface area is split almost perfectly down the middle, with the western half in Idaho and the eastern half in Utah. This unique geography adds to its character and provides a variety of landscapes and access points to explore. From the sandy beaches on the southern shore to the more rugged, mountainous terrain on the east, the lake’s size ensures that no two visits have to be the same. You can spend years creating memories here and still feel like there’s more to discover just around the next bend.
The lake’s unique ecosystem supports wildlife you won’t find anywhere else. Most notably, it's home to the Bonneville cisco, a small fish that is native only to Bear Lake. In the winter, this local species draws anglers from all over for the popular cisco ice fishing season, a tradition that brings a fun and lively energy to the colder months. This year-round appeal is what makes owning a vacation home here so rewarding. It’s not just a summer destination; it’s a place where you can build traditions and enjoy the outdoors through every season, from summer boating to winter fishing expeditions.
Swan Creek sits minutes from Bear Lake's shoreline, offering the ideal mix of privacy and accessibility. You're close enough to enjoy Garden City's restaurants and shops while maintaining a comfortable distance from the summer tourist crowds.
Swan Creek is designed with your comfort in mind:
Unlike typical vacation rentals or timeshares, Swan Creek focuses on creating a true community. Our residents enjoy a well-maintained, quiet environment where they can truly unwind and reconnect with family. The property's thoughtfully designed common areas foster natural connections between neighbors, creating lasting friendships among like-minded owners. Life at Swan Creek means embracing an outdoor paradise. Bear Lake's signature turquoise waters and majestic mountain backdrop create a year-round playground for adventure and relaxation - having access to year-round recreation without the hassles of full-time property management.
One of the best parts of having a home base at Bear Lake is the easy access to Bear Lake State Park. It’s the heart of the region’s outdoor life and the main stage for all your adventures. The park isn’t just a single location but a collection of beaches, boat ramps, and recreation areas surrounding the lake. Whether you’re planning a full day of water sports or just a quiet afternoon picnic by the shore, the park provides the perfect setting. It’s incredibly well-maintained and offers something for every member of the family, making it a place you’ll return to again and again throughout your stays.
A fun fact about Bear Lake is that it’s split right down the middle, with half in Utah and the other half in Idaho. This gives you two state park systems to explore. The lake itself is massive—20 miles long and 8 miles wide—so there’s plenty of space for everyone. The Idaho side of Bear Lake State Park is known for its expansive beaches and beautiful turquoise water, especially at North Beach. On the Utah side, you’ll find Rendezvous Beach and the Bear Lake Marina, which is a hub of activity for boaters. Having a home here means you can easily hop between states for different views and experiences.
While the park offers various campsites for visitors, from large group sites to standard spots, having your own home at Swan Creek means you get the best of both worlds. You can spend all day enjoying the park’s activities—boating, fishing, biking on shoreline trails, or bird watching in the nearby marshlands—and then return to the comfort of your own bed. In the winter, the area transforms, offering opportunities for snowmobiling and ice fishing. You get to experience the wild, natural beauty of the park without sacrificing the comforts and conveniences of a luxury home, making every trip a true vacation.

The first thing you'll notice about Bear Lake is its stunning, almost tropical color. The lake is famous for its bright blue water, a result of natural calcium carbonate minerals suspended in it. This creates a beautiful backdrop for a day spent on the water. The sandy beaches and gently sloping lake bottom make it an ideal spot for families to swim and play safely. Whether you're launching a boat for a day of water skiing, exploring the shoreline on a paddleboard, or simply floating in the cool, clear water, the lake offers endless opportunities for summer fun. It’s the kind of place where you can spend the entire day just enjoying the sun and making memories with your family.
Beyond the main swimming areas, Bear Lake offers plenty of other ways to enjoy the outdoors. The lake is a fantastic fishing destination, home to a special fish called the Bonneville cisco, which you can't find anywhere else in the world. In the winter, you can even try your hand at ice fishing for a truly unique experience. For those who prefer to stay on land, the area has numerous trails perfect for a family bike ride. And of course, no lake day is complete without a picnic. With 20 miles of shoreline stretching across both Utah and Idaho, it’s easy to find a quiet spot to lay down a blanket, unpack a lunch, and simply enjoy the incredible mountain scenery.
Garden City maintains its small-town charm while offering modern conveniences. Local favorites like LaBeau's Famous Bear Lake Raspberry Shakes and year-round restaurants make every stay feel familiar and comfortable.
Throughout the year, the community comes alive with seasonal events that unite residents and visitors. The famous Bear Lake Raspberry Days Festival in August celebrates the region's renowned raspberries with parades, craft fairs, and local food vendors. Winter brings holiday light displays and seasonal celebrations that transform the lakeside town into a mountain wonderland.
The tight-knit community of Garden City takes pride in welcoming new residents while preserving the peaceful atmosphere that makes this area so special.
A little planning goes a long way in making your Bear Lake trip smooth and memorable. Whether you're coming for a weekend or settling in for a longer stay at your Swan Creek home, knowing the park logistics ahead of time means you can spend less time figuring things out and more time enjoying the water. Here are the key details for accessing the lake and staying safe during your visit.
Bear Lake is unique because it’s managed by two different states, Utah and Idaho, and each has its own set of rules. The Utah side includes three main areas: the Marina, Rendezvous Beach, and the Eastside beaches. The Idaho side is home to the popular North Beach. It’s helpful to know which area you plan to visit, as hours and access can vary, especially depending on the season.
The Bear Lake State Park Marina on the Utah side is open year-round, with gates open from 6 a.m. to 11 p.m., making it a great spot for early morning fishing or late-evening strolls. Rendezvous Beach is typically open seasonally from early May to late October. On the Idaho side, the famous North Beach requires you to get a parking pass online in advance, so be sure to book that before you go. Quiet hours are enforced at all park locations, usually from 10 p.m. to 7 a.m., to maintain the peaceful atmosphere that makes this area so special.
Both Utah and Idaho charge day-use fees to enter their respective state parks. These fees help maintain the beautiful beaches, boat ramps, and facilities you'll be using. The cost can vary depending on your state residency and the time of year, so it's always a good idea to check the official park websites for the most current rates before you head out. If you plan on visiting frequently, an annual pass might be a more economical option. Having a home base nearby at Swan Creek makes grabbing an annual pass an easy choice for spontaneous lake days.
Beyond the logistics of getting into the park, a few local tips and safety guidelines will help ensure your trip is as enjoyable as possible. The lake's environment is pristine but also subject to natural conditions like changing weather and fire risk, so being prepared is key to a stress-free vacation.
Bear Lake is often called the "Caribbean of the Rockies" for a reason—its stunning turquoise water is a result of microscopic calcium carbonate particles suspended in the lake. This unique feature, combined with a gently sloping lakebed, creates a massive and shallow swimming area perfect for families. After a long day of swimming and building sandcastles on the shore, there’s nothing better than heading back to your own comfortable space to relax and recharge for the next day's adventure.
Especially during the dry summer months, it's crucial to be aware of fire restrictions. The area often implements Stage 1 restrictions, which means campfires are only allowed in designated fire pits within established campgrounds and picnic areas. Open fires on the beach are typically prohibited. Before you plan a beach bonfire or barbecue, always check the current fire status on the Utah State Parks website. This helps protect the natural landscape and ensures the safety of everyone enjoying the valley.

How is this different from a timeshare? This is a common and important question. The biggest difference is that you own a real, tangible piece of the property, not just the right to use it for a certain amount of time. You have equity and a deeded interest in the home. Plus, you're sharing the home with a small, consistent group of 8-13 other families, so it truly feels like your own community, rather than a resort with a constant flow of strangers.
How does scheduling work with other owners? We use a fair and flexible scheduling system through our owner portal, myFRAX. The system is designed to ensure every owner gets a mix of prime season dates, holidays, and quieter off-season weeks over time. We manage the calendar for you, so you don't have to worry about coordinating directly with the other owners. It’s all about making it easy for you to book your time and simply look forward to your trip.
What costs are involved besides the initial purchase price? Just like with any home, there are ongoing operating costs. These include things like property taxes, insurance, utilities, and our management fee for handling all maintenance and upkeep. The great part about co-ownership is that these expenses are split between all the owners, making the cost of maintaining a luxury home significantly more manageable than shouldering it all on your own.
What happens if I can't use all of my scheduled time in a year? We understand that life can be unpredictable and plans change. If you have weeks you know you won't be able to use, you have the option to rent them out. This is a great way to help offset your share of the home's annual operating costs. While it's not meant to be a source of passive income, it provides a practical solution for making your ownership even more affordable.
Can I sell my share in the future? Absolutely. You own a real estate asset, and you can decide to sell it whenever you choose, at a price you set. You can sell it on your own or with the help of a real estate agent. It works much like selling a traditional home, giving you a clear path if your family's needs change down the road.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
