Owning a second home where your family can gather and create lasting memories is a powerful vision. The price tag on a whole vacation property can feel out of reach. That is why financing fractional vacation home ownership is the smart path for many families. You can own a deeded equity stake in your dream getaway for a fraction of the typical price. The path to financing a fractional vacation home looks different from a standard mortgage. Standard loan products like Fannie Mae and Freddie Mac do not apply to shared ownership structures. Buyers need to explore alternative routes. Options include cash purchases, HELOCs, blanket loans, TIC mortgages, and seller financing. Understanding your choices is the first step toward making your family vacation home a reality.

Financing a fractional vacation home is different from buying a traditional second home because of how ownership is structured. In a typical real estate purchase, one buyer takes out one mortgage secured by the entire property. In a fractional arrangement, multiple families each own a percentage share of the home, often held within a property-specific LLC or Tenancy in Common (TIC) structure. That legal framework changes how lenders view the transaction. Most conventional mortgage lenders underwrite loans for single borrowers buying whole properties. When you purchase a one-eighth or one-tenth share through an LLC, the lender cannot write a standard Fannie Mae or Freddie Mac loan. You need a lender who understands fractional ownership and offers products designed for it. A growing number of banks and specialty lenders now offer fractional financing programs, and many fractional ownership companies have preferred lending partners.
Financing your fractional share is absolutely possible. It requires working with the right lender and choosing the right product for your situation. The options range from simple cash purchases to specialized fractional loans, each with its own benefits and trade-offs.
The most straightforward way to buy a fractional vacation home share is with cash. There are no lenders, no interest payments, no underwriting processes, and no ongoing loan obligations. You purchase your share outright. Your only ongoing costs are your share of the property's operating expenses such as property taxes, HOA fees, insurance, and maintenance.
Many fractional ownership companies, including Fraxioned, prefer cash purchases for their simplicity. A cash transaction closes faster, involves fewer parties, and eliminates the risk of financing falling through. For buyers with sufficient liquid assets, cash is often the most efficient route to co-ownership. That said, tying up a significant amount of cash in a vacation home share is not the right move for every family. You may prefer to keep your liquid reserves available for other goals, emergencies, or investment opportunities. If that sounds like you, the financing options below may be a better fit.
One of the most popular ways to finance a fractional vacation home is by using a Home Equity Line of Credit, or HELOC, on your primary residence. If you have built up equity in your main home, a HELOC allows you to borrow against that equity at relatively favorable interest rates. You then use those funds to purchase your fractional share. A HELOC offers flexibility because you draw only what you need and pay interest only on the amount you use. The interest rates are typically lower than unsecured personal loans or credit cards, making it an attractive option for funding a vacation home share.
Beyond HELOCs, you can also consider asset-backed loans secured against stock portfolios, investment accounts, or other valuable assets. These loans use your existing holdings as collateral and can provide competitive rates if you have a strong asset base. The approval process focuses on the value of your collateral rather than the property you are buying, which can simplify the underwriting. For a deeper look at this specific option, see our dedicated guide on using a HELOC for co-ownership.

A blanket loan is a single mortgage taken out on the entire property. All co-owners share responsibility for the debt. This is one of the most common financing structures for single-home fractional ownership arrangements. Instead of each owner having their own loan, the ownership group collectively borrows one amount, and each owner contributes their share of the monthly payment. Blanket loans have been used in fractional ownership for decades. Real estate law firms have structured over a thousand such transactions with rare instances of default. Provided the group maintains a centralized payment system and a default reserve fund.
| Aspect | Blanket Loan | Individual Fractional Loan |
|---|---|---|
| Borrower | All co-owners collectively or the LLC | Each owner individually |
| Liability | Joint and several, each owner is 100% liable | Individual, liable only for own loan |
| Default risk | One owner defaulting affects all owners | Default limited to that owner's share |
| Refinancing | Requires unanimous consent from all owners | Each owner can refinance independently |
| Availability | Widely available from commercial lenders | Limited to specialty lenders |
If you are considering a property with a blanket loan. Make sure the ownership agreement includes clear provisions for payment collection, reserve funds, and what happens if an owner falls behind. A well-structured blanket loan can work smoothly for years, but the upfront agreements matter. Understanding the full LLC cost structure is also important. Read more about how much a real estate LLC costs before committing to a shared ownership structure.
For buyers who want individual financing without the shared liability of a blanket loan, a TIC mortgage or specialized fractional loan may be the answer. In a Tenancy in Common structure, each co-owner can obtain their own loan secured by their individual ownership interest. Each owner has their own interest rate, their own monthly payment, and their own loan terms. If one owner defaults, the lender can only go after that owner's share, not the entire property.
These loans are offered by specialty lenders who understand fractional ownership structures. They are not Fannie Mae or Freddie Mac eligible. They function much like a traditional mortgage in terms of underwriting. You will need a strong credit score, typically 700 or higher, a reasonable debt-to-income ratio, and documentation of your income and assets. Down payment requirements usually range from 20 to 30 percent of the purchase price of your share. The main trade-off is availability. Fewer lenders offer TIC mortgages compared to standard home loans. You may need to shop around or work with a fractional ownership company that has established relationships with lending partners. Some fractional ownership companies offer limited in-house financing or have partnerships with preferred lenders. Fraxioned offers property-specific financing on select homes and works closely with buyers to explore available options. Seller financing can simplify the process because the company already understands the property and the ownership structure. This eliminates the need to educate a third-party lender. Developer financing programs typically have set terms, interest rates, and down payment requirements. They may offer faster approval timelines than traditional lenders. The trade-off is that you are limited to the programs the developer offers, rather than shopping the open market for the best rate. For buyers who value simplicity and speed, seller financing can be an excellent option.

The legal structure of your co-ownership has a direct impact on which financing options are available to you. Most modern fractional vacation home arrangements use one of two structures: a property-specific LLC or a Tenancy in Common (TIC) agreement. Each affects lending differently.
| Legal Structure | How Ownership Works | Financing Implications |
|---|---|---|
| LLC (Fraxioned model) | An LLC owns the property, and members own shares of the LLC | Lenders lend to the LLC or to members against their membership interest. 1031 exchange eligible for Collective model. |
| Tenancy in Common (TIC) | Each owner holds a direct percentage interest in the real estate | Each owner can obtain an individual TIC mortgage secured by their interest. More lenders offer TIC loan products. |
Fraxioned uses an LLC structure where the company holds title to the property and each owner holds a deeded membership interest in the LLC. This approach simplifies scheduling, management, and decision making. It also supports Fraxioned's two ownership models. Collective lets owners rent unused nights with Fraxioned managing all bookings and is 1031 exchange eligible. Exclusive reserves the home for owner and guest use only with no nightly rentals. Whether you choose a HELOC, a TIC mortgage, or another financing route, preparing your financial profile in advance will make the process smoother. Here are the key steps to take.
Most fractional ownership properties limit ownership to six to fourteen parties per unit, so the window of availability can be narrow. Having your financing pre-arranged gives you the confidence to move quickly when you find the right property for your family. Understanding how property values are appraised can also help you make an informed offer.
Yes, fractional vacation homes can be financed, though the options differ from standard mortgages. Buyers commonly use HELOCs, blanket loans, TIC mortgages, or seller financing programs. Work with lenders who understand shared ownership structures rather than expecting a conventional Fannie Mae or Freddie Mac loan.
Financing depends on the legal structure of the property. In an LLC structure, the LLC secures the loan and members contribute their share of the payment. In a TIC structure, each owner can obtain an individual loan on their share. Most require credit scores of 700 or higher and down payments of 20 to 30 percent.
Traditional mortgages are designed for single borrowers buying entire properties. Fractional financing is tailored to co-owned properties where multiple parties each own a percentage share. Fractional loans cannot be sold to Fannie Mae or Freddie Mac, so they come from specialty lenders who understand LLC and TIC ownership structures.
Yes, using a Home Equity Line of Credit (HELOC) on your primary residence is one of the most common ways to finance a fractional vacation home share. You borrow against the equity in your current home at favorable rates and use the funds to purchase your share. This approach avoids the need for a specialized fractional loan product.
Yes, the two are fundamentally different. Fractional ownership provides true deeded equity in the property, which means you own a real asset that can appreciate in value. Timeshare financing covers a right-to-use product with no real estate equity. Fractional financing options reflect this distinction, often providing more favorable terms.

Loved this house! Close to the center of everything but far enough away for privacy and peace and quiet. We loved sitting on the back covered patio in the afternoon/evenings and looking at the great view of the lake and green scapes.
The hot tub was perfect for after an activity filled day.
The place was clean except for one thing and I contacted the company and they took care of it right away and made it right . We loved staying there and would definitely stay there again. Great location . The only thing I didn’t like was there were two air conditioners right outside the master and at night they were noisy while I was falling asleep but once I was asleep
They didn’t bother me .
What an experience!! The ease of driving up and everything was ready for us. Not just a rental experience but the wonderful feeling of owning the property we vacation in. The team at FRAXIONED is so helpful and always available to handle any needs we have, big or small. we own three shares in two different properties and it is one of the best decisions we have made for our family.
This home is no doubt the best AirBnB I’ve ever stayed in. The location is perfect and the amenities are outstanding. If you’re looking for a place to stay in the area you have to look here. Our group of 12 had plenty of space for golf trip. Easy access to the courses we stayed and we found plenty to do. We would absolutely return to this home in the future.

I honestly thought this place was too good to be true. Until we showed up! Everything was just like the photos, and there was so much to do INSIDE the house, that no one was ever board. We came in for our wedding and had out entire wedding party stay with us. Day of the wedding, i stayed on the 2nd floor playing games the whole time while the bride got ready on the 1st floor (since we couldn't see each other until the ceremony). Everything was neatly laid out and the instruction on how to work the pool/check-in were very clear. This was the best Airbnb i've ever been too, and my friends/family loved everything about it!
What a dream! Ownership with Fraxioned is sensical and hassle-free. We just bring our clothes and get a clean, beautiful home fully ready to dive into our vacation; every time. The rental income has also been very nice to cover the expenses and has been an easy investment to track.
My husband and i had been looking for a good "starter" investment. We wanted to start and airbnb but it was just going to be such a big expense. Fraxioned was the perfect solution, because we were able to purchase 1/8 of a home, instead of the whole thing! Dan Henry sold us a share of a beautiful home in Bear Lake, and he was so nice and easy to work with! He was always available to answer questions and send over information. Definitely would recommend Fraxioned to anyone who is wanting to get into real estate investing, without having to spend your life saving to do it!
